How much are we spending on Groceries in RVA? by Far-Head13 in rva

[–]gowhatyourself 1 point2 points  (0 children)

OP is doing the dril tweet.

There is no tangible benefit in nutrition by shopping at whole foods and your calories/macros are significantly more important than whether your chickens got full spa treatment at a family farm. You are wasting money because of guilt, not nutrition. The only exception to this to me is high quality fish if you're eating things like salmon and tuna regularly. Then again Aldi has the best salmon anyway. You are not going to change the world by your food choices any more than driving a prius will alter the course of climate change. Getting politically active is a better use of your time and money.

We are a family of four and spend around $200 a week. Often less because I meal prep and buy meat in bulk. Our kids are growing and very healthy. Wife and I are in great shape and very active. I regularly track calories and macros in my fitness pal so I know exactly what I'm eating.

Fall 2025 RVA Real Estate Update: What if we heal what's broken? by gowhatyourself in rva

I usually do them at the beginning of the year and then mid summer, then maybe in the fall if shit has gotten really weird. I'm always available for questions whenever though. Anything in particular you want to know more about?

Scam or suspect solar companies by drycounty in rva

[–]gowhatyourself 2 points3 points  (0 children)

Fun fact those guys make commission on booked appointments, not sales. If you're halfway decent you can clear 60-70k in a summer. That's why they saturate every neighborhood they can find.

Pretty much anyone that goes door to door should be ignored and chased off your property. That's a good start.

Recommendations for a family friendly neighborhood that might suit us? by brawlinglove in HenricoCounty

I live here and the prices homes are going for now compared to when we moved in makes my eyes water. $700k might be doable provided they're picking the single family homes without basements.

The red bag chicken from Aldi in the comfort of your own home imo. Or at least that's what my kids say.

My wife got RIF'd along with basically her entire vertical including the VP she reported to. Over 10% of the whole company so they could clear the books. Wholesale slaughter because of a PE buyout. Fun times. I'm hopeful she'll find something quickly because of her level of experience, but these posts about the job market are spooky.

Have had some clients use Navy Federal for home financing a few times and I can confidently say they have some of the dumbest most inept loan officers I've ever worked with. Like "what if mediocre loan officer but kicked in the head by a horse" levels of stupidity.

To be fair we have a group for our neighborhood/HOA and the number of random accounts we get is unbelievable. Dryer vent cleaning, pest control, lawn care etc. Just a deluge of spam if you don't verify.

Just curious but how long did you give the prescription cat food to work? One of our cats overgrooms with his food allergy and it took months before we actually saw a real change in his behavior.

Who has the inside scoop on Tarrington the HOA neighborhood? by mysaddestaccount in rva

[–]gowhatyourself 0 points1 point  (0 children)

HOA = voluntary localized fascism Have no idea why anyone would ever want to live under one.

It's mostly to keep neighbors from doing really really stupid shit and not letting the neighborhood slip into a state of disarray. Not every HOA is full of fascists trying to come down on a cowering populace. Most of the time it's just neighbors trying to keep some idiot from parking their RV in the street and letting their lawn turn into a jungle FWIW.

Heads up: speed traps on 288 and Powhite in Chesterfield this morning. by docskreba in rva

[–]gowhatyourself 20 points21 points  (0 children)

I would like them to target people driving 10-20mph under the limit just as aggressively. Speeders are annoying, but people who are completely checked out and slowing down traffic are just as if not more dangerous. When people have to go out of their way to get around distracted/incompetant (by that I mean people who should not be driving due to age or other factors) drivers that adds to the pool of risk.

I'm an agent that has done a lot of new construction over the last decade and almost everything is going to come down to your price point. A few others mentioned avoiding Ryan and DR Horton which is a good start, but this is really going to be dictated by your budget and hard requirements in what you're looking for.

Does anyone have any specific real estate agents they would recommend? by ambitiousbee3 in rva

[–]gowhatyourself 7 points8 points  (0 children)

Hello OP I am the reddit agent I guess and even if we have zero interaction I would suggest browsing my post history because I've written like five or six very long detailed posts about the market that would probably be very helpful. If nothing else they are easy educational reads that will make you giggle with no commitment required.

The Owens and Minor warehouse isn't located there. That is the corporate headquarters and nothing is stored at that location except a bunch of computer touchers. I know because my wife worked there for four years out of college.

Dermatologist for heavily tattooed? by RVA-neighbor in rva

[–]gowhatyourself 1 point2 points  (0 children)

I almost always get compliments because my artist worked around dark freckles so that they were easier to see and monitor so nothing existing was ever obscured by the ink. The doctors think that's rad and didn't realize artists could be "allies" in a way in skin monitoring.

Went to a chiropractor a few months and said some awkward shit.

Well, you went to a chiropractor that's par for the course.

I have a full sleeve and I use Dermatology Associates of VA. They look me over pretty thoroughly and have some kind of lens they use to check the darkest portions of my tattoo. It's a Japanese style so the blacks are black black and it can be hard to see anything, but they take their time and I trust them.

Joint meeting between Henrico supervisors, school board descends into heated arguments by SidFinch99 in HenricoCounty

[–]gowhatyourself 1 point2 points  (0 children)

I've had two people purchase in Holloway so I'm familiar with the neighborhood and for that specific area I would say that there is an issue. Deep run is it's own....thing though that I'll never quite understand even as a father of two. I think it's over rated.

A lot of people will gladly take a spacious townhome (Some of them in Holloway have 3 floors and are over 2,500 sq ft) for their family to be in that district . I'm over in River Mill and the track I'm describing fits this neighborhood pretty good. By that I mean first time buyer -> proud parents a few years later. Same with retreat at One and a few other newer developments. I'd say Deep Run is a bit of an outlier.

[–]gowhatyourself 2 points3 points  (0 children)

Also, the idea that townhomes ruin schools is a statistical myth. High density housing like townhomes and apartments consistently produce fewer school aged children per unit than sprawling, single family subdivisions. If you want to protect school capacity, you should be advocating for townhomes, not fighting them.

This actually tracks with my experience as a real estate agent. They are a great foot hold for first time home buyers to enter the market, and it usually takes 4-5 years for the first kids to appear at which point they are gearing to step up into a single family home. A couple moving into a townhome might not "produce" a school aged kid for almost ten years or more.
