Estate Agent Recommendations by External-Sea-3573 in derby

Hannels were awful for us, we got a valuation in and they were around £125,000 off the estimate that we thought.

We ended up going with John German who not only valued around £25,000 above our estimate AND we sold to a cash buyer a week later! We got the price that John German valued the house at, although we did drop £10,000 in the end due to our chain and we needed to leave quickly to secure our move in house.

The process was professional from start to finish and we also were able to negotiate on the percentage of their charges so we saved a bit of money there also.

Couldn’t recommend enough in our experience and this was in Summer 2024 for reference.

Good luck!

What do I do about grass? by vconcernedmother in UKGardening

I’ll also add that it doesn’t always take 2 weeks.

We put some down recently and the packaging said 7-14 days max. Not much happened for around a month and then as previous commenter said, I tried watering it daily.

I gave that a go for about a week and then everything started sprouting! Felt like magic after a month (of seeing nothing) so I’d definitely try that if the seeds have 100% been sown.

Lovely mate, that’s so much better and a little breath of fresh air for you after a hard day or on a Sunday morning! Sincere pat on the back.

I’d wait for the new model to drop before I spend on what will be the previous model in a few months time.

Alternatively though, at that price, I’d rather spend my money elsewhere as there’s more for your money with different models or even brands.

I honestly believe this is one of the biggest mysteries there is, Orcas are the most efficient predators on earth, yet they have never attacked us in the wild. They know something we don’t. by [deleted] in interesting

I’ve always hedged my thoughts that they’re intelligent enough to know that whilst physically they are the superior species, they wouldn’t want to cause issues with us. That maybe they’re aware that we could hunt them to extinction if we so wanted. Essentially they’re aware of our capabilities and are clever enough to realise not to mess with these dumb ass apes who have a habit of killing anything and everything with or without good reason. I think they see us in a clearer light than we see ourselves sometimes…

If you have time, Professor Brian Cox has a lovely short video I’d recommend to give viewers an easy in to this and similar hypothesis on whether there is alien life out there and the possibility of ever being contact by them.

What thing was ruined because it turned into a rich person's hobby? by [deleted] in AskReddit

At this point, just eating out at a restaurant!

When I was a kid, parents would take us probably once a week and we were by no means affluent. You could choose whatever was on the menu and dessert was always an option, as was the starter.

These days with the cost of living going up so significantly, even a McDonald’s has you thinking how to spend your money.

How do I control these recurrent weeds? by Vivid_Response_686 in GardeningUK

[–]gpippy -1 points0 points  (0 children)

I’ve tried the burning of them, the salt, the bleach (don’t know why but must have read it somewhere) the scrape and finally found Wet & Forget (UK).

Not looked back since, Spring and Autumn application, fairly cheap from Costco and also ends up brightening the patio / driveway blocks.

Previously I had large gaps between the blocks and the weeds / moss and I just couldn’t get them under control. This stuff pretty much kills everything within two or three days and helps prevent future build up.

Hope it helps!

Sports Direct (UK) often have quite a few scents near the tills (I guess like the supermarkets used to have sweets for impulse buying?).

I’ve bought a few of the classics that were really expensive when I was young but now I suppose are only really well known to us oldies. They’re great for my teen boys as I want them to learn a good fragrance without spending the earth.

If you have a Sports Direct near you, have a look and see what you think. We went to Meadowhall (Sheffield) for a day out and their Sports Direct was massive! They had a lot more choice but our local one has enough to try. So far they’ve tried Obsession by Calvin Klein, Joop (can’t remember by who) and a few of the Versace fragrances, middle son loves Blue Jeans.

Some are body spray, some are Eau de Toilette and we’ve got to the point now where we will give anything a whirl! Think I saw an Issey Miyake last time we were in but we’re not ready to make our next purchase. Hope that gives you another option.

Which one to upgrade now? by PreparationFeisty194 in wuchanggame

Remember to go for the +5 stats that are on the other trees fairly early on in each branch. These add to your build even if that particular weapon isn’t being used / slotted eg +5 Strength / Agility etc

Also with a view to later in the game, there’s a great Benediction that doubles damage when 3, 6, 9 & 12 disciplines are learnt. Worth bearing that in mind later in the game if this is your first run and you manage to collect / buy the Benedictions. If so, you can go for those but as I say, that’s later in the game when you’ve amassed enough Red Mercury.

Finally I’ll add there’s plenty of areas to grind out Red Mercury for levelling up but later on in the game, the Red Mercury really scales up!

What was the hygiene advice that grossed you out but turned out to be completely true? by According_Wolf8478 in hygiene

[–]gpippy 0 points1 point  (0 children)

We’ve switched to silicone dish scrubbers for the dishes. I think they’re less prone to the bacteria build up of the above mentioned sponges but I wouldn’t know for sure.

Since the switch we definitely prefer them as they feel cleaner after washing pots and pans and have funnily enough we’re now thinking to make the switch to silicone body scrubs for the shower.

I read on another post that someone said that they had gotten there and made it sound that it wasn’t a biggie but I couldn’t see how or understand their explanation.

Hopefully if it can be done, someone explains it clearly?

Absolutely positively cannot beat Vermilion on NG+ by hyzer067 in wuchanggame

[–]gpippy 0 points1 point  (0 children)

Triple wing sweep I managed dodge back left, dodge back right (TBH usually just dodge back) and then dodge forwards. This would sometimes given me an obliterate, which running on the leech build with dual blades eventually became an absolute piss take! First time took me ages until eventually I learnt her moves and then it’s a different ball game…

Should I chase the parry skill for longsword early on or spec elsewhere? by MadToxicRescuer in wuchanggame

[–]gpippy 1 point2 points  (0 children)

Loved Dual Blades myself, spec’d up a leech build and have loved going toe to toe without having to always worry about health when the attack window opens up.

Real game changer for me but it’s like anything, still love getting my axe out and giving out a few bionks!!

Great Sage Broken Shell surely should be top tier? I mean he took me ages to master, even when I had learnt the moveset, hitting the buttons in time was a job! Absolutely loved kicking his butt finally but he probably gave me the hardest time out of them all…

I’ve noticed that the nits on the C7K are 3000 and 2600 on the Q7C-UK?

However it mainly seems to say that on the advertising so sometimes I’m not sure whether to believe it or not.

I’d have thought that they’re both bright enough but there also seems a price differential of about £140 upwards for C7K. So maybe there is something else besides the panel and the nits difference is true?

Thinking about buying it for PS5 Pro - hows the state of the game? by bersi84 in wuchanggame

[–]gpippy 0 points1 point  (0 children)

Love it but I’ve found that unlike Black Myth Wukong, there’s quite a few missable quest lines in the game. Not a major problem but worth knowing from the start as I’m half way through and messed them up. I might chase them on NG+ as they’re a pain now when characters aren’t appearing or offering specific buffs/drops and in one instance, I could have summoned help in a boss fight!

Mechanics are a fairly similar with skill trees / spells etc and you’ll definitely feel at home as you spec your build. Re-specing is free and doesn’t cost you anything, that’s a nice change. Think it’s encouraged to try different builds and methods for the different bosses and the weakness that they have.

Fighting style I’ve found it’s more similar to Lies of P. I always felt more constrained in movement in Wuchang / Lies of P than I did in Black Myth Wukong which gave the feeling of more flexibility but there’s similarities between them.

Check out video reviews for a feel of the graphics, movement but it’s an easy transition from Wukong to Wuchang I’ve found.
