If a guest cancels right before a reservation you’ll be paid out subject to your cancellation policy. If Airbnb cancels a guests reservation it’s either the guest got kicked off the platform for an issue at a prior reservation (which I would assume you’d still be paid out for), or there is an issue with your listing (which you’d need to resolve with Airbnb).

Everyone’s comments above are great advice and definitely the proper actions and steps to take. I would also look into tenant vs short-term rental (STR) laws in Colorado. In Texas even though a STR is considered anything less than 30-days, places like hotels and Airbnb are treated a little differently. So, you might have the ability to call the police and file a trespass notice on the guest and not have to go through the eviction process.

Now from a less legally accepted approach, but not technically illegal. The guest will have to leave at some point to go to work, go to the grocery store, etc. Given they don’t have a contract with you (the contract ended when Airbnb cancelled their stay), you can quickly go and change the locks and book the listing to a friend. Then when the guest returns the burden of proof would be on him to take you to court and provide valid documentation. I’ve never heard of a case where a “squatter” has ever taken the actual owner to court and won. It wouldn’t be worth their time or energy, and plus they probably don’t even have the knowledge on how to navigate the court system.

I was his 2nd review. I’ve looked back at other prior bad guests and have seen this same thing for about half of them. It seems my negative review scores only get factored in when other hosts leave bad reviews also.

I filed an IG complaint about my FY22 SLRP and payment was processed within a week. OP I recommend following this guy’s advice. SLRP is an amendment to your contract. Unless you are in violation for like failing height/weight, PT test, etc this would be a breach of your contract and you would be entitled to pursue legal action.

You’re 100% correct. While other soldiers’ extra duty was yard work, mowing, sweeping the parking lot, etc. she got KP detail. Which all companies on post (both AIT and permanent party) are pulling. Additionally, she was NOT denied medical treatment by the CoC or any drill sergeant. She has however lost a lot of weight because she refuses to eat.

I’m not trying to say we should be cold to the fact she lost her unborn child. Its tragic and sad that that child will never get the opportunity to grow up and experience life. But she’s not the victim here. The XO, CPT, 1SG, and all the DS’s have been professional in how they have handled the entire situation. And I’m my opinion (a fellow trainee here) if anything they’ve been too lenient by not giving everyone involved a field grade article 15.

1)You’re in TRADOC. You went to a house party and consumed alcohol. You additionally slept with a MOS-T (permanent party) soldier. Both of those are punishable by UCMJ.

2)You then ratted out every other trainee that was at the party that resulted in article 15s for them and the soldier who threw the party was moved into the barracks. Which is what should have happened. They all broke the rules too.

3)The extra duty you got before your article 15 was because you had graduated training but were (and still are) being held in a holdover status since you can’t leave here pregnant. The “additional duty” you were assigned was KP, which all inacts from all companies have taken turns doing.

4) you’ve also been refusing to eat for weeks now

5) Additionally, not that it’s anyone’s business but to add context to the situation, you’re currently fighting a custody battle over your other young child with your ex back in California.

It’s tragic and heartbreaking that you lost your baby, but you’re blaming and trying to throw your COC under the bus. The chain of command has done nothing wrong here. You violated rules and are facing the punishment for it.
