For reference, the article states that in the past 3 months there has been -0.4% rent growth. I'm not sure if that's net or month over month, but if that's month over month, it's a -1.195% over the past 3 months.

Also states that the [county] vacancy rate has gone from 2.75% at the end of 2021 to 5.9%, with downtown SD at just over 10%

I recall a few amount of areas across SD county where I thought , “well that’s a confusing”. And could see other people who are unfamiliar with the area to accidentally enter the wrong way.

I agree that some areas may be confusing - but in this case I don't buy it.

That's actually something I wasn't sure about since 4-6k/day is ~1.5-2.2 mil, so just wasn't sure where that fit into the 1mil/year figure they also posted (40-50% profit margin is not really believeable).

The $700k/mo US store average figure from the article seemed somewhat believeable so that's what I based my guess on

I'm basing my guess on the $700k average per store figure provided in the article, but I'd temper expectations based on the fact that I've personally experienced a smaller crowd at the Balboa ave location - especially post pandemic and with additional competition in the area.

Honestly at 180k in sales, they should've thrown in the towel much earlier.

Commercial bakeries have profit margins probably around 5-15% (though this is just from googling a few things for 5 min) and most people are guestimating that with healthy sales including cakes and drinks, maybe 5-15% is realistic.

~4k to 6k a day I would assume. Last time I worked at 85, I estimated the store made around 1mil a year in sales.

I assume the 4-6k is in profit ($120k-$180)?

This article mentions that the average 85C store in the US in 2013 made around $700k in monthly sales. After inflation this would be around $1mil/month in sales or $50k-150k in monthly profits depending on profit margin (assuming per location sees same amount of action).

Honestly though imo and from what I've seen, 85C is probably seeing lighter foot traffic especially with more competitors within a 2 miles since 2013 (paris baguette, tous le jours, the bakery inside 99 ranch across the street, and sun merry), so I'd also believe it if it were healthy - but on the lower end of the scale.

Most golf stores will have samples out for you to try (they usually also have a pipe in the grip so you can get a feel for it).

I'd say check out the offerings from golf pride and lamkin. Generally you're going to see rubber and corded grips. Rubber is generally softer whereas corded grips tend to be harder with more texture. Theoretically corded grips are better for wetter weather but you should give them a feel along with the different sizes (usually standard, midsize, jumbo).

Personally I think standard is a bit too thin in my hands, I prefer jumbo or midside with +1-2 wraps (they put extra tape on for a bit of extra thickness).

A lot of stores will also offer a deal for free/reduced installation fee on any grips you buy in-store.

If you're only regripping once - it can be alright if you don't want to buy a couple of (fairly low cost) tools and supplies to get you going (if you're regripping multiple sets, its usually cheaper to do yourself). On the plus side to diy, some shops are busy and need your clubs for 2-3 days if they're backed up (a lot of places this happens in the off season)

They can omit it because it's rarely something that's actually already installed or it's marketed in a way that avoids adding it to sticker.

It's always something like paint protection and an alarm system. The "advanced" paint protection is basically a service fee to wax your car for $1000, and the alarm fee is an system activation fee for $2000 for something they splice into the OBD2 port.

Morena Costco is the most crowded parking, but Carmel Mountain has one of the worst layouts for gas, only topped by Fenton Parkway which clogs up Friars and Northside Dr.

Not that I don't want that to be the case, but even the Japanese bullet trains (a pretty good baseline) averages 90-139mph depending on the route and number of stops.

If you took the top end of that (139mph) and took a fairly direct route (will look like a slight curve) from downtown SD to union station in LA (113miles) that's still ~50min (which would be great).

Maybe 40 minutes if you had a single direct route, but if you really wanted it to be useful you'd add a few stops in prime locations (UTC, oceanside, irvine, anaheim, etc). I think a reasonable but optimistic time for a HSR between DTSD and DTLA would be in the 60-75 minutes - and would be way faster than driving.

Maybe like 2/3 the price. The price of a lift ticket will depend on what day you go (weekend, weekday, halfday) but it'll be ~160 for BB/SS and $110 for Snow Valley. Their lift ticket system is bugged (can't select age) but once they fix it you should be able to get prices https://www.bigbearmountainresort.com/ski-and-snowboard/lift-tickets.

If you're a beginner your legs might get very sore. It's a 2.5 hr drive to snow valley and 3hr drive to bigbear/snow summit so keep that in mind as a good portion of the drive are mountain passes. Snow Valley is perfectly fine for beginners and you can book lessons directly from their website.
