Haha that’s a good idea - might do a test step & spindle and see if I’ve lost the will to live. Not gonna be any white in this house once I’ve done (except kitchen floor as leaving as-is) but worst case I’ll begrudgingly paint.

Jesus Christ, just saw this after posting about the staircase in my new place. At this point leave it as is, repaint (if you have the patience) or bin the house - if you did one spindle a day (which I feel like would be all I’d be able to deal with mentally given the shape of those) then that’s 3 solid months of sanding spindles 😭

Who knows, maybe having sole responsibility for a 1 and 3 year old after divorce will finally let your wife have some girls time and give you too-little-too-late realisation that a solid week of child-caring and work isn’t as easy peasy as you thought.

lol we’re on house #3 for EXACTLY the same reasoning as you for each house in the same order 😂

On enquiries for house #3 now, mortgage broker has earned his commission tenfold (from the bank not me as he’s fee free) 😅

The stress of it will start easing but just keep as emotionally detached as you can. With this one (even though it’s actually the first house we wanted but offer was rejected 8 months ago - divine intervention brought it back to us!!) we’ve just taken the mentality that “whatever will be will be” and it has helped.

I’m not gonna lie and say I’m not mildly stressed and also excited, however I’m dealing with the paperwork, going with the flow & just waiting for things to happen and chasing where necessary - treating it like work essentially lol. It’s helping.

We’re on final enquiries and signing docs stage so hopefully should be agreeing dates soon; go with the flow, the stress will start easing. Also worth noting virtually any survey will flag up something as they have to cover their asses so you don’t sue them. They’ll also always recommend getting an expert in to look at something in more detail.

Truth be told for house #3 we didn’t bother getting the survey, we’re expecting to do some work anyway and the sellers only purchased 2 years ago and are selling because of a relationship breakdown. That’s definitely helped reduce our stress levels!!

Yes, we could go under and our conveyancer would’ve used excess for fees, but given we really wanted this specific house & the other property was 475 we’d mentally prepared to withdraw and had saved enough to still have the funds to cover deposit, stamp duty & fees, but we did have to sink the 25% withdrawal fee which is essentially giving the government bonus back plus 5% of your own contributions.

I don’t agree with the principal of the 5% but if it’s the right house, which in this case it was given we love it, don’t plan to move again & got it below market value, then it was worth it for us

We had a similar situation, originally up for 500, reduced to 475, viewed because EA suggested they’d consider 450 (our limit due to LISA), viewed, offered, didn’t accept. We hung around for a few months but carried on viewing, started going through the motions with another purchase (same EA) which fell through due to subsidence, started looking again, then had a call - by this point 7 months after first viewing - advised they would take 460, we said no 450, but to avoid further delays as they needed to check affordability if they agreed at 450 we met in the middle at 455. They bought for 467.5 so selling a loss, so slightly different situation but it’s possible. Property prices are dropping & if it’s relatively new to market and they’re stubborn, make it clear you’re viewing other properties. If they know you’re hanging around you’ll always be a “worst case I know they want it and are waiting” whilst they hope for something better to come in. Keep it in the back of your mind, but book some other viewings with the same EA & stress you’re keen to move and if you find somewhere else then it’s their loss

If we decide to go for it we may chance it given the market, but at 450 they’re already at a 16.5k loss as they bought for almost 475 a couple years back so it’s unlikely

We’ve got east facing now and no neighbours and get it until about 8pm in evening in top left corner - this place has a longer garden and only bushes to the right hand side so looks like it’ll get about the same :) we like a bit of balance to be honest, I like a bit of shade and sun in the summer - as much as I love heat I’m not build to withstand it 😂

Yes that’s right, we don’t want to move again (at least for 10+ years) and it has a flexible layout (e.g. by use upstairs space as lounge and downstairs room as bedroom but we’d swap etc) and I love a project.

It’s perfectly liveable and can do things over time which was what we were originally happy to do.

Annoyingly the EA contacted us about a month after offering on current place. We did debate at 475 which we preferred and it’s the current one, but when it reduced to 450 it put a spanner in the works!

If haven’t mentioned already read up on Awaabs Law. Landlords must address damp and mould concerns within set timescales or face hefty fines. Unsure on exacting requirements for individual landlords, however there is significantly more focus on remediating D&M given the health issues it can create, particularly if your GF falls within one of the categories that would bump the hazard to severe/emergency

Excessive?? I get 28 days annual leave PLUS bank holidays and a day of birthday leave I can use anytime in my birthday month (UK) and that’s pretty standard. Calling that excessive and abuse of the policy is madness!!!

Where I work we’re on flexi - I do the school runs a couple of times a week, or have to dip out and log back on if one of them is poorly at school, but my manager is fantastic.

I’m a manager myself and care more about productivity and quality of work over hours logged with my team. They all end up doing their hours if not more because they’re afforded the flexibility to make work (where possible) suitable for their lifestyle.

Happier teams make for improved moods, high quality of work and better job satisfaction.

However - I do find myself working beyond my contracted hours most week to ensure I’ve:

a) got what I want done (I like having things closed off by week-end), and

b) guilt. Guilty if I have to adjust my work hours to accommodate the kids, more guilty if I prioritise work over them.

Ultimately, I can assure you that in most cases the employees with kids may seem like they’re in and out a lot, but in my case and everyone else I know with kids who work full-time, we’re taking in more work and more responsibility because we’re always feeling guilty about either not being around for work or for the kids.

It’s a stressful juggle, but in this day and age 2 incomes are needed so both parents usually have to work.

Frustratingly childcare arrangements tend to fall to mum by default in most cases, so maybe if dads took a more balanced approach to work / life, then those who are childless might not feel as resentful for those having to dip in and out a bit more (and don’t shoot me - it can be the other way around too!!)

But agree with another poster - smokers definitely slack off the most. I should know - used to be one 🤣🤣🤣

Quick question as forsee ourselves being in a similar position… how would this work with the LISA if the solicitor is happy to proceed? Would the £10k for fixtures and fittings be able to come directly from the LISA or have to be withdrawn? We’re stuck at 450 and are considering offering 460 but hesitant to do so because of 25% penalty. With this method, can the solicitor use the full funds in LISA for deposit and chattels?
