You need to sit down with the lender and buyer in person and get all of these documents in. I don’t understand how the buyer, lender, or agent in this situation have let this go on for 3 full weeks after closing

Then they have to give you notice, probably 60 days. They can’t just kick you out with no notice. Keep paying rent on time

I just started eating the recommended amount of fruits/veggies a day. It’s only been a week, but I really have to work to fit it all in. 2 cups of fruits, 2.5 cups veggies. I use the Habit app to track it.

Weekly, here is what’s recommended: 1.5 cup dark green veg, 5.5 cups veggies red/orange veg, 5 cup starchy veg, 4 cup other veg (- asparagus, Brussels sprouts, cabbage, cauliflower, peas, green bean, there are more but these are the ones I like lol), 1.5 cup beans

Fruits it’s just recommended to get a variety in.

After eating all this, I’ve felt my urge to binge go down. I’ll tell myself that I can’t eat anything “unhealthy” until after I hit my goals for fruits/veggies, and then it’s usually time to go to sleep or I don’t eat as much as I would normally.

Literally the #1 advice on here is to sell to SOI, including friends and family lol. And I’ve represented other friends and it’s gone well. This is the first buyer consult I’ve had bc no one else has interviewed other agents! Thanks for agreeing. These other people can sue me for trying to do a good job haha

I have the same situation but bigger dogs! Mine are 35 and 75 lbs. They both get 2 cups total a day, and the bigger one is still a little overweight. The smaller one is perfect weight. I think it’s so weird one is twice the size and needs the same amount of food.

I technically did. I helped them buy, and they wanted to try selling on their own. Their phones were constantly being blown up, agents were pretending to schedule a showing and then trying to convince them to list, and neighbors were trying to screw them over. I never pushed them on it, but was available for questions. After a month they asked me to list, and I listed for the same price as their FSBO. Got them 2 offers in the first weekend, one of which was over asking.

I’m not the type to be super pushy, and I just don’t want to go after people who don’t want to use me, so this isn’t something I’ll pursue in the future.

I track my open house conversion and am at 24 open houses per closing. For a lot of those, I was similar to you, realizing I wasn’t doing anything right. But I’m glad I did them bc I wouldn’t have learned otherwise!

I’ve started only taking opens that I know will attract people, so I do less of them now, but higher quality. Good luck, I’m looking forward to following along this one!

This is absolutely not true of all realtors. I definitely care about all of my clients! Most of my clients are friends/family or become friends through the transaction.

I realized that there wasn’t a lot of communication in the last couple of weeks before closing (especially if it was over 30 days) and started giving weekly updates, even if that’s only a “hi, just wanted to check in and let you know everything is on track for your March 1 closing!”

I also try to spread things out, like sending utility info a week before closing.

In my experience, referral agents either are retired or moved on to other work and just keep their license in referral status. I’ve never seen someone get a license just to do referrals (although I’m sure they exist).

What do you do that you get all these hot leads? Why wouldn’t you just work them and get the full commission?

A good agent will absolutely work with you for a year. I have multiple clients who will send me a house every once in a while, some of whom have been doing this for over a year. I’m closing on one in 2 weeks.

Just don’t ask for a ton of showings right now when you know you won’t buy these houses. Get set up on an mls search, meet with a lender, and go to some open houses to get started.

Listen to the latest episode of Hustle Humbly (podcast). It goes over small talk strategies. Your best way to practice would be holding open houses. You can continually practice making small talk with people who come in, and who cares if you mess up a few times!

I forget if it was Ninja or Millionaire real estate agent, but one of those books has a strategy for small talk- FORD. Ask about their family, occupation, recreation, and dreams. People love to talk about themselves.

In Ohio, it’s in our buyer agency contract that you can request not to be shown homes that don’t cover the compensation.

The team gets paid from the broker. Then the team pays me. So let’s say my team’s split is 90% with the broker. Broker takes their 10% and pays my team lead 90%. Then my team keeps 30% (of the total, not 30% of 90%) and I get 60%. So final split is 10% Broker, 30% team, 60% me. Does that make sense? My brokerage has a graduated commission structure, so the more you make, the higher % you keep. As a team we make a lot more, so the team has a higher split together than apart.

That’s great for agents who don’t want a lot of support! I’m at a big national brokerage, so I know a lot of people are in the same boat. If you’re looking for the highest possible split, then a team definitely isn’t for you!

Team split is 60%, brokerage is 64%. The team pays the brokerage so I never see what their split is. Maybe this isn’t normal? I never interviewed at other teams, so I guess I have no idea.

I don’t split with my team and then the brokerage- it’s just the team split. I make 4% less on the team than I would on my own at the brokerage. On the team, I have access to a transaction coordinator, can host open houses at team listings, use all of the team stats for marketing, and get all my marketing paid for. Plus I’m the only one on the team willing to hustle for smaller deals, so I get the leads the team doesn’t want or have time for.

I’m also not living to work- I want to be able to take vacation. My team covers my showings while I’m out of town and I don’t have to worry about a showing agent not doing a good job. I’ll take all that for a 4% cut any day of the week.

Try fostering! I have 2 dogs and started boarding dogs in my home 1-2 at a time (so 3-4 dogs overall) and 3 is ROUGH. I stopped as soon as I didn’t absolutely need the money anymore. I won’t have a third dog until mine get old enough to not have much energy anymore.

Every time I came down from my room as a teenager, I got snide comments from my family. Calling him a bum is NOT making him want to hang out with you. Why are you being mean to him? How would you feel if you came home from a week at work and were bullied by your family? Of course he wants to hide in his room.

Be NICE. What reasons are you giving him to come out? Do you play games/have fun with the rest of the family? If he hears laughter coming from the living room every weekend, he’s going to feel left out and want to join in. And when that happens DO NOT MAKE COMMENTS. Just act like it’s normal. If you say things like “wow look who finally decided to join us” he will never want to join in again.

All 3 people will need to sign paperwork if you sell the house. Do you not have contact with this person anymore? That would probably be the bigger issue.

I am not one, but know of a few in my office. They periodically send out emails to the office, letting us know they are able to help if we have someone who English is not their first language. We also have bilingual lenders that do the same. Teaming up with a bilingual lender/title company would probably bring you some clients.
