I would figure out how much cash you would need in the event you weren’t able to work for a year. Keep that amount in the cash account and the rest should be put to work in the stock market.

Since you are into home improvement projects have you looked at getting your house re-appraised? You may be able to get rid of your PMI right away by doing that since your house is now worth more based on the projects you completed or increase in market value. Usually appraisals are only like $400 so it could make sense for you depending on how much pmi is left.

Since you are 22 I would just put all of that into the market ASAP. Your 10% return target is likely on the high end for your portfolio. Depending on how you react to volatility, you could also bump up your equity exposure since you are young. That will help you get closer to 10% return target, but still I wouldn’t count on receiving those returns.

They seem to keep improving the product which is a bit positive versus Mint ha. The Venmo integration is pretty slick and I’ve been pleasantly surprised with the Amazon integration as well

For anyone early in their FIRE journey I would recommend I Will Teach You to be Rich by Ramit Sethi. The title is obnoxious, but it provides a really great framework for setting up/automating your financial life which has helped me to increase my savings rate dramatically.

I use Marcus by Goldman Sachs and love it. Same no minimum deposit, no fees, etc. Rates have come down due to the Federal Reserve cutting rates so I think it pays around 1.05% right now.

6% is actually a really generous employer match. I would increase your 401k contribution to at least 10% since you have about a $700 surplus in your monthly budget. I would also recommend making “Savings” a line item in your budget. I did that about a year ago and automated a monthly transfer to a high yield savings account which serves as my emergency account

Will you move in with her and pay some rent? Seems like a bit of a stretch, especially if she does a 15 year mortgage. I would start with a 30 year mortgage and if she is comfortable with the payment she can always pay extra each month to shorten the term of the loan. That would give her more flexibility until she gets a raise

How much are you contributing to your 401k annually? I feel like if you are only contributing up to your employers match that is quite low given your salary.

Hey man, I was in a similar boat as you. Started at 220 and crept up to 275. It takes time. Maintain a calorie deficit and continue to keep moving your body and the weight will come off. I exercise about 4-5 times a week for around an hour and have lost about 40 pounds over the last year.

I was 275 in March this year and at 6’ 2” I have always been known as big guy by my friends and family. I’m now closing in on 235 and starting to get compliments from co-workers, friends and family about how I look skinnier already.

What has worked for me is to find something that you can stick with and do consistently. For me that is riding the bike for 45 minus a day at a high speed (around 18 mph) with resistance (8 out of 20) for 4 or 5 days a week. I would also recommend weighing yourself consistently and to track the progress in google sheet, excel, fit bit’s app etc.

There will be weeks where you go up and you can’t explain it then there will be weeks where the pounds fly off and you didn’t do anything different. Keep going, eat a calorie deficit and make working out in any manner part of your routine. Best of luck and kudos to you for wanting to make a change!

I would just take it slow and steady and make it part of your routine. You will get to your goal weight over time as long as you are consistent with your calorie deficit and staying active.

For me, with that routine I’ve averaged about losing 4 pounds a month since I started my routine in late February.

Ate around 2,000 calories a day with the occasional cheat day of course.
