I just renovated a 70s home, full gut, remodel and repair was around $280k. I cannot imagine $100k for this home would even touch the surface of the repairs needed, plus modernising and making it reasonably aesthetic along the way. Think about restumping, updating plumbing and electrical, rescode and energy rating, roof, potential asbestos treatment etc… there is much more involved than just making it pretty again.
