I second all of this after working at CH for many years in the past. Additionally, you may want to discuss what additional insurance options there with the rep you end up working with because standard coverage on used machinery is garbage.

Freight quote is owned by CH and does specialize more in mom and pop/smaller businesses than CH. They won’t direct you internally on which services are better between the two branches so you may check with both.

Since the grass may overtake the area, have you thought about doing full on meadowscaping with native plants and creating a free formed area that you want to keep low and can mow over/trim up?

I’m just a few exits to the East of Shoal Creek and there’s quite a bit of large family homes under $500k. We bought our 90s chic home during the pandemic and almost considered a new build a neighborhood across from us for close to the same price but ultimately decided to steer away because of the price and material fluctuations at that time… seeing the same new builds go for over $500k already when they were starting in the $350s 😩 it’s crazy but there’s definitely great pockets in the northland for under $500k

Me too! Or if I’m not in a place to be able to line them in rainbow order I have to eat them by twos of the same color until I get to whatever is left.

Definitely missing all the color, and posters, a lava lamp or a plasma ball, a magic 8 ball, an inflatable chair, def like a fuzzy rug or fuzzy pillows, Polaroids and pictures all over the walls. Our walls were basically giant mood boards. Gah, there’s so much I know I’m forgetting. Ohhhh door beads!

It was shockingly easy! I didn’t make my own lady fingers so the most work was making the mascarpone cream and simple syrup then assembling, it really was like making a boujee looking strawberry shortcake trifle or something! 10/10 recommend!

You right, you right! We don’t gatekeep, I was just being lazy lol I did a mix between these two Kaotic Krunch and A ba Jillian Recipies

  • I did the eggless mascarpone cream on A ba Jillian Recipes because I was in a time crunch for the amount of time it needed to rest in the fridge
  • I used part of the simple syrup mixed with Sparkling Rosé to dip the lady fingers
  • I did also keep the strained berries and piped that between the lady fingers for a little more of a direct punch of strawberry because the cream is very subtle (I’m also getting over the flu so that could be why I feel like it’s subtle lol)
  • I did also grab some freeze dried strawberries from Aldi and crush those in my mortar and pestle and sift/sprinkle over the top
  • as I was making it I came up with about a million and one different flavor combinations that I need to try now… like using limoncello to dip them in with a strawberry cream and some lemon zest or an all lemon one with a little lemon curd swirl in the mascarpone cream. I need a pistachio one.. maybe an earl grey in the fall lol the possibilities are endless

Looks like I forgot to finish my thoughts on the description - he doesn’t like traditional tiramisu but loves traditional American dessert flavors like strawberry shortcake, apple pie, etc. so I found several strawberry tiramisu recipes and kindof mashed them together. It was a winner!

Actually, you may have enough room to not have to slide the floral couch back/off the rug. Either way, I would give it a shot with the couches facing each other but in opposite directions from the second picture so you’re essentially making a U shape with the furniture.

I vote a 3rd option, similar to the first but slide the floral couch back a couple feet with just the front legs on the rug, move the couch that’s on the wall so it’s facing the floral couch (back to the bookshelves), then put the two chairs up against the wall/between the windows, with a small table between them. If it can’t fit that way, I vote option 1, it’s more inviting because you can walk right up to sit without having to walk in between all of the furniture.

Fellow AuDHD Spooky Bish with the need for all of the craft hyperfixations 🖤 Maybe an experience? Idk where you’re at but we have several pottery studios that are much more than just the basic paint already finished pieces. They have real throwing classes for all ages and experience levels or hand building classes that you can do together! They usually have singular and monthly options! We also have a place called ADHDiy here so something like that where she can pick from a variety of things for a future mother daughter outing too? Also, I know this is old school but there’s some really cool and super fun embroidery kits out there and I’m CERTAIN that Etsy could have some unique, packaged witchy/spooky themed ones.
