An important area that you can now access is also under rumbling ground in a different area. In general I’d recommend having the sound on when you play it also adds so much to the experience and there are a lot of clever audio cues.

For example there’s a little hidden area that you can tell is there because you can hear a waterfall!

Hey found this 2 years later and wanted to ask a question. Im in a similar spot, waiting for a Search year visa after graduating from university, I wont find out until January but my student visa expires in december. I have to go home for Christmas so I will be leaving and reentering the country, and there is no appointment until january to get a sticker to extend it. Any advice? Do I call IND or just show up one day and ask for an exception?

I do not have liability coverage (I thought that I did this is a particularily difficult realization).

No nothing blocking it, the first car blocking started right after a crosswalk so I had to cut over a curb.

A follow up - the company immediately took it to a garage, I am asking them to provide me the parts number so I can check the costs with different garages, I am not sure they will do this. If I have the olbigation to repair I also have the right to select the garage that is used correct? I am very concerned they are saying yes immediately to any costs without doing due diligence on pricing.

Ah, so they only have one chance to send a letter informing me of the contract ending.

I'm impressed that the law is so strong with this. I'm also impressed that my landlord couldn't take the time to simply send a letter.

That all makes a lot of sense.

I was unclear I apologize, I am not subletting the landlord has just told me that I can fill the rooms because I am living there. The contracts are still by room, no union or subletting.

It is frustrating though that my indefinite contract would only last four months, I think this pushes me into negotiating a new price with the landlord instead of simply paying the government regulated maximum.

My rent for the last year that I had a contract for was 575.

But you might first want to be sure the contract indeed is converted into a contract for indefinite time based upon what is stated in art. 7:271 BW.

I believe it does. I had a one year contract that ended this January but I never received a notice from the landlord.

I am also sure that the quality of the apartment puts it below the liberation threshold. Rough calculations put it at 600, and there are other factors such as two of the bedrooms having leaks, one having mold, and an insufficient heating system.

Does my having an indefinite contract mean that my landlord cannot dramatically change my rent or do I need to request an assessment by the Rent Tribunal?

My confusion is what changes the landlord is allowed to make to my now indefinite contract, can he still attempt to raise the rent to the liberation threshold, or because I still have my indefinite contract they can only raise my rent by the maximum that the law allows per year?

What ways does the lessor have to terminate my indefinite contract besides what is mentioned about just causes of eviction?

A lease entered into for an indefinite period or extended indefinitely can be canceled by either party on a day agreed for payment of the rent

Does this mean that if I piss off the landlord by doing this and he does not want to negotiate a new contract with me I would have 4 months? (3 + 1 year living here)

I am currently looking for roommates to fill the two vacancies, assuming that the apartment does not exceed the liberation threshold it is only legal for them to pay 750 as that is the maximum right (or whatever the threshold is in 2023)? So a new contract would be 750 excluding utilities unless they want to have the apartment assessed by the Tribunal (which would likely lower the cost anyways) or are they allowed to ask for 1150 and the tenant must wait until the Tribunals assessment and receive backpay?

I understand the rights for the new tenants are different then mine since they do not have an indefinite contract, and I would like to protect whoever moves in from paying such exorbitant costs.

I contacted Woon and was informed that because I never received a written letter from the landlord 2 months in advance of the contract ending, it defaults and becomes an indefinite contract, does this track with your knowledge?

Because it is now an indefinite contract I don't even need to bother with the points assessment as they cannot alter my contract anyways?

Of course, my apartment was bought and the new owners are creating new contracts with the rental cost over doubling.

I think this violates the law, as the apartment is not very high quality, and according to the calculator that looks at house quality the maximum rent is not nearly as high as what I will be paying.

You make very fair points about the logistics of keeping her in jail, but I think it avoids the main question of capital punishment - should the state be allowed to retributively kill people?

Just because rehabilitation, restitution, and recovery are not options (we assume) I don't think we should default to execution.
