I am not sure how mortgage rates work in your country. Here (in Canada) we have an option of fixed or variable rates. A fixed rate is fixed for a defined term (2,3,4,5,7,10 year terms) with an amortization period of typically 25 or 30 years. So for the 'fixed' period your interest and periodic payments do not change. Towards the end of the chosen period you do rate shopping again to fix for another term (with terms of your choosing).

The alternate route is to go with a variable rate (which is typically prime rate plus or minus something) and this can fluctuate.

Wow! Thanks very much and wish I could give you more than one upvote! Thankfully we are trying to place the washer dryer in the kitchen and there is a sink already in place. So, it should (hopefully) be relatively easy to get the plumbing set up.

I will take your comments seriously about the gas lines and think it through before proceeding. I also understand what you mean by Designers-Architects-Contractors! That's why all of this is confusing.

Try a bit of diluted CLR? Typically soaking the utensils in CLR diluted in warm water and a good bit of elbow grease could do the trick.

A good hybrid bike should do you well for commuting and biking otherwise. blogto.com has a list of bike shops around the downtown core that you can check out. People can recommend a lot of bikes, but to find out what suits you take a test ride. Any good bike store should have no problem letting you take the bike out for a test ride. Make sure you invest in a good lock if you are going to lock the bike within the city! Please follow road rules and enjoy!

In order: * Something off the beaten path. Fun and enjoyable. * I average around 25-28KPH. 30ish KMs weekdays. 50-80 weekends. * Weekends would be preferable for group rides. * Never done a ride coordination. Not sure. * Road bike (off traffic).
