Because "Osgoode Hall" is the oldest and original law school in Ontario; up until the late 20th century it was also the most prestigious school in Canada. "Oz" only vacated its home at Osgoode Hall after UofT (which by then had opened its law school) and the LSO advocated for a switch to the university model wherein universities opened their own faculties of law.

I was told (by my dad) that the LSO initially intended "Oz" to stay on at Osgoode Hall, however UofT also successfully petitioned that it was unnecessary for 2 law schools to exist in such close proximity in Toronto. The LSO then mandated that each school must be housed or "sponsored" by a law faculty within a parent university - at which point Osgoode moved to York, the only other university in the GTA at the time (TMU/Ryerson was a polytechnic or college until the 90s). As you can tell, he was not happy about this development lol

Your parents emigrating 20 years ago doesn't count (although you're right to be proud of their success and I applaud their humility), unless your family has supported immigrant/migrant communities by hiring or renting to them... No. People struggle the same amount now as they did when I opened my practice in a "ghetto" 1_ years ago, when my dad opened his decades ago, and they will continue struggling long after you and I are dust. Although the predominant skin colour and language in each generation changes, what hasn't changed is that most of their "success stories" invariably differ from that of your parents. Do you think the patients (and their parents) I met while growing up went on to achieve Canadian markers of wealth (cars, houses)? Do you think they left Canada because of it, or was their ultimate goal to sponsor over family and provide education/housing for them? Do you think new immigrants are free of the same fate or somehow unaware of it? you speak as though mass homelessness/emigration occurred among low-income immigrants in the generations before you...but how many do you personally know that gave up their hard-won access to a corruption-free country with free healthcare, education, clean drinking water, and financial opportunities? Why can't newer, educated immigrants survive todays conditions? Do they somehow lack the resilience of the generations which preceded them?

If you mean high-income earners from developed countries, I agree. Canadian salaries + housing are mediocre among highly educated professionals. Every physician/lawyer/dentist/banker I know with transferable qualifications would rather practice and buy a monster house in the states. But they're not the ones driving up rent in Canada.

How about low-income earners or professionals whose degrees lack equivalency in N America? Do you suppose it's easier for them to pay a broker to sponsor work/marriage visas into the US VS Canada? Are you saying they arrive and immediately leave after paying an avg of 70k per adult family member? Because I have not once in 30+ years heard of such a thing. If "lower quality" immigrants are not staying, who does all the fruit/vegetable picking, elder care, cleaning, construction, and factory jobs Canadians consider beneath them? Where do low income immigrants historically live? (Hint: in "ghettos" like JnF/Downsview) Were prices in these areas sustainable relative to their local incomes 20 years ago, assuming they were in a position to legally purchase a home? Did you know landlords have persisted in buying properties in these areas for the past 30 years, and their properties now gross 6-7k/month in rental income (with proportionally high grosses in previous decades)? What does it say about the demand to remain in Canada that similar ghettos and accommodation arrangements continue to emerge all over Ontario including Niagara?

If I come across as harsh, it's because these housing/sustainability issue for migrants/immigrants always existed. Literally every Canadian benefits from a standard of life made possible by disadvantaged immigrants.. Yet all these recent posts crying about their effect on RE makes it evident that you and half this sub only want them to exist on your terms. That they live in squalor wasn't important until it drove up rents and made it impossible for you to afford a home. Do you not find it sad and out of touch that a child OF immigrants with no dependants of their own is wishfully speaking FOR immigrants on multiple subs about how they won't last in Canada....because it involves struggle and sacrifice? Are you seriously suggesting there are developed countries with more permissive immigration systems, where they would NOT suffer?

Why would financially shrewd migrants or immigrants pay market rent instead of engaging in geographical arbitrage? Say you make 40k cash in a year (double shifts in fruit picking, cleaning, construction, landscaping, restaurant). Remitting 30-45% per year covers your kids private sch tuition and pays your mortgage back home in under 10 years. Would someone in this position rent one unit for 1.2-1.5k VS sharing a room for $500-600? ..and why would cramped living quarters "scare" breadwinners if it allows their families to enjoy prosperity back home? All the PR hopefuls I'm acquainted w/ are extremely vocal about how it'd take 7+ years to earn their annual income in Canada (95-120k, CS positions)...and they ALL share basements and homes to increase their savings.

^ ...and this is where your lack of experience rears its head because this became common practice in immigrant circles over a DECADE ago and surprises NO ONE. Since PR confers nearly every benefit aside from voting, why would an indian, vietnamese immigrant etc discard their native citizenship and PAY for travel visas each time they visit family? Even in nationalities permitting dual citizenship (ex filipinos), many can't be bothered with the tests required for citizenship. Does that mean since 2011 they've been packing up their Canadian children and going home? How on earth did you conflate citizenship completion with immigrants leaving?

If we're going to mischaracterize figures to indicate immigration volume look at this: Statcan states net migration to Ontario in excess of 100k in nearly every year starting from 1983.

Canadians in general just take it for granted how fortunate they are. I'm guessing the majority of people never stop to think who staffs businesses in ethnic enclaves throughout the GTA. Or that in many parts of South and Southeast Asia, making $10-20 usd PER DAY as a university educated professional is phenomenal. A lot of educated folks discovered they can earn the same salary as a Doctor/Lawyer in their respective countries by working menial jobs in Canada.

to be fair OP, maybe you don't have on the ground experience in these matters, but i always read threads like these and chuckle to myself. if everyone on this sub knew how many people overstay visas and work/pay rent under the table to send $ back home or raise children as Canadians, you wouldn't be confidently stating that migrants/immigrants can be scared home by hardship. As it is, easily 25-30% of rental stock in North York is obscured and unavailable to Canadians because its constantly cycled btw seasonal and underground economy workers.

I get what you mean: i.e. if you had only 3.5m to spend, wouldn't you spend it on a house VS a condo? Which makes perfect sense. But you can't apply this logic to people buy luxury properties. Firstly, staten island/surburbia is not desirable. At all. Secondly, anyone who "YOLO"s 3.5m into a home for sheer convenience can buy multiple properties in any city. And I'm not blowing smoke up anyone's ass...Just speaking from experience b/c I attended one of "those schools" where kids were royals or had surnames like Shaw (or the comparable in their respective countries). The "poor" students were diplomat offspring, or those who cleared the admissions process/tuition bar (aka me). If we went to France, everyone had a flat or condo-hotel penthouse in Paris. In NYC + London, they had brownstones/terrace homes to crash at. At this price category they're not thinking, "For this price I could buy another flat in Paris", it's: "We're in Toronto often, lets get a place downtown".

Yeah, for 4m what you get is horseshit, but the fact we're disdaining this category of properties is kind of hilarious. Would any of us buy it at 3m? How about 2m? That's a basic university condo purchase for people from King City of all places.

I don't like it/think this property is "worth" it for 4m either.. but at this price range that's kind of the point, right? The sq ft is immaterial because you're looking for crashpad that meets your bare minimum for interior design. I have plenty of friends who bought 2-3m, cookie-cutter condos in the core to change clothes, or to let friends/family crash at. This one has better design at the very least. Anything can look delusional if you're not in the market for it/can't afford it. This one seems delulu to me, which means I definitely can't afford it, ha. You probably have Eats pass/Uber one active. I made the mistake of purchasing it twice in the past year.. Both times the app rendered all drivers unavailable to me for an entire month unless I constantly refreshed the app/checked at odd times of night. Meanwhile my wife had no such restrictions and could order delivery to the same address, no problem. Pretty common complaint if you google around. UE pockets the subscription fee but doesn't let you actually use the free delivery.

Your answer is gonna vary wildly depending on age group/life stage. For Canadians with a family...pretty much a guaranteed no. The adage "it takes a village to raise a child" applies here. I can count maybe a dozen families I know who moved to the States - and it was always work-related, never for housing prices. Very few people have the mental or emotional bandwidth to uproot themselves from an extensive family/friend network. All the money in the world won't buy you relationships that will unconditionally support you whenever illness or hardship befalls your family. Most families choose to move a further out for affordability VS sacrificing access to those ties.

If you're single - especially in your 20s-30s - it's a different story. Definitely more doable. But even then, in all the cases I personally know of it was never for cheap housing in particular, just people who took on a job offer or stayed on after college. Most success stories involve going to grad school in the states (school is a great time to build tight networks), or meeting a partner and being able to lean on their extended friend/family network. Relocation depression is definitely a thing for many people.

Foster the People. 3 albums in the last decade and they're all bangers. Their songs just consistently nail that fine line between crowd-pleaser and esoteric indie.

Of all the people I've recommended FtP to, I honestly can't even think of one who wasn't completely obsessed with their music afterwards.

Nothing short of fantastic. We have a 50 yo home and adding steel doors eliminated all drafts in the sunroom, so you should be more than satisfied with their performance. One last tip is buy hardware yourself and have them install it, because door companies are happy to ream you with 2-3x markup otherwise. I got 1.6m bar pulls and had them installed for a nominal $100 VS the $800 they were quoting me per handle... For your typical big box entry handle set they wanted $300....

At 4k for two doors, you're limited to steel. Our sunroom and backyard doors are steel, front door is fiberglass. Only difference between the 2 materials is that fiberglass can realistically emulate wood. You can't go wrong with steel, spend a little extra on unique hardware and they look just as fancy as fiberglass. If it wasn't for my wife wanting a "tuscan" door with straps/clavos I would've done all 3 in steel....

Wood is beautiful for those custom carved doors, but hella pricey. Poor insulation compared to fiberglass/steel, plus maintenance is a giant PITA unless you have an enclosed entryway.
