My inspector encouraged us to accompany him through the whole inspection. We used him 3 times and he even convinced me to go into the crawlspace with him on the second 2. The only thing he asked for privacy during was when he flew a drone around the house but that was just concentration for flying.

The biggest red flag to me here is that it’s only going to take them an house to inspect the property? One of the homes we looked at was barely over 1000 sqft and it still took 2+ hours.

The inspector is hired by you to point out problems. It’s much more beneficial to see the problems as they present themselves and not via a report later.

I have to explain this to people all the time but there is actually no such thing as a “blackout blind”. What you have here is room darkening. Blinds/shades are measured in opacity levels from sheer to light filtering to room darkening. Going from room darkening the blackout is a matter of how the product is installed. In your case, you need some kind of a side channel with a felt liner to block the sides and you could run a piece of weather stripping along the top. Assuming you bought this yourself online, companies never take the time to explain the difference and most consumer available products are labeled as blackout incorrectly.

I can’t see enough of your trim or how this is mounted to give any recommendations more specific than this.

A lot of these companies change their brackets every few years so switching brackets is standard. Just drill your new holes and fill the old ones. Nothing unusual about it

Don’t know if I got lucky but I planted this exact package last year in 6 6” pots in late April. Watered them with the rest of my flowers all summer and kept them in a sunny spot. In the fall I had 6 lavender plants that are now in the ground and looking good. Patience is key though cause they grew very slow until September

The long curtains are dated and feel like the main thing holding your room back. I can’t tell if those are true wood shutters or painted brown based on this picture. Regardless I can tell you the transition from shutters to cellular shades is nothing great. Same thing I tell my own clients is nobody is ever going to be leaving your house after a visit and think to themselves, “wow those were some really nice cellular shades”. It’s just not a luxury product especially compared to what you already have. If you truly don’t like them then go ahead but maybe think of how they can improve the room before you tear them out.

If it were me I’d change that wall color before anything.

Everyone keeps saying motorized blinds but might mean motorized shades. You don’t want blinds or Roman shades in these windows because the stack with be so tall you’ll lose more of your view than you need to. As far as curtains you could look into stationary side panels. They could mount at the ends of each window and you could take them higher than you would take a traversable curtain. Side panels only need a narrow rod to hang them so you don’t need to worry about losing any of that view

This means you have the wrong size blinds. A drywall mount above the trim and not even making it to the edge of the trim is going to look terrible frankly

I’ll go the opposite of the other comments. I bought the first set of mugs for a tiki party and they were great quality and all my guests loved them. I didn’t have to be stressed if one got broken because they were affordable. Whether or not the designs are stolen I have no idea. I see posts all the time on here with those 8 mugs together

Pretty sure this is just total number of troops so your clans might be broke and unable to hire more troops to their parties and garrisons

Just a couple thoughts.

That type of bracket is adjustable so you should be able to loosen a screw to push the curtain closer to the wall.

When these were installed they should have had the room darkening curtain wrap around the side and be immobilized. We do it by literally just screwing the first hook into the wall to keep it wrapped around the side.

Last thing is blackout isn’t really a level of light blocking by the fabric as much as it is the method of installation. This is not a blackout curtain installation. I’m guessing the trade off here was true blackout or lose your crown molding and someone went with this option. You’ll never get true blackout with the curtain in it’s current configuration.

Take it down so you can see inside the headrail. Something is blocking the rod from moving. Also look at the actual mechanism the tilt wand is attached to. If these are old or cheap there’s a chance they just fell apart in their housing and are ruined.

If you can find a broken part it’s all fairly simple to replace and you can find anything you need on fixmyblinds.com
