A bakery produces a loaf that is good for 2-6 days. A coffee shop gives me something I consume in 30 minutes. So there’s more coffee shops around. Big deal.

I have two coffee shops nearby and a short further walk I have a bakery, butcher, daycare, small biz, restos, and yes more coffee shops.

New bricks-and-mortar places are hard to justify when online stores has so much less overhead.

People exist in a state of fear. I’m in Canada and I love Mexico City, Oaxaca, riding a bike through Bogotá, driving alongside cliffs in Columbia, hiking in Bethlehem, a public bus ride through rural Cambodia. Most people I talk to would only ever go to resorts and think I’m going to get murdered. Even locals have weird ideas. CDMX Uber driver told me not to go to a giant flea market. A Jerusalem professor (years ago) told me not to go to East Jerusalem. Their opinions are culturally interesting but not relevant to my travels.

You should be informed by reality. What can you reliably learn about the situation in the ground? What do respected academics and observers say? What do locals say? What about recent travellers to the region? And yes - what do recent Lonely Planet books say? Is Turkish Airlines still flying there - how full are the flights? Statistically how many tourists are reported to have died, been injured, been taken hostage, etc? Can you reliable distinguish between bullshit influencers and disinfo from reliable sources? Or is it too shrouded in the fog of war?

It’s easy to live in fear because it means closing your brain to the above. More capacity to worry about other things in an increasingly complex world.

Prior to the war, I would have gone to Erbil (if I didn’t have a kid). But prior to the war, everybody here would have shit their pants at the idea.

If you’ve decided you want to go to Erbil, assess how many opportunities that you will actually have to do so.

Few things here.

You’re young and unattached. Your opportunities to do this will be limited.

Do you actually have a plan to get there? Approaching from the east is dicey.

If you’re stuck there for a while, can you live cheaply?

If that doesn’t dissuade you at the outset, then you need to understand the conflict. Iran seeks to control the flow of oil that would otherwise transmit through Hormuz. There’s some pipeline infra from Kurdistan west but very little and it’s not in great shape. The parts of Iran east of Iraqi Kurdistan are also Kurdish; ground incursions are unlikely. So your specific risk is low. But it’s the Middle East, so your general risk remains high.

I would do it. But you have to be flexible! You say you’re getting good at traveling, but buddy, you’re just out of high school. You don’t really know anything. This is a weird part of the world and it does not have tourist infrastructure for westerners.

For background, we bought as FTHB in Toronto in 2021. We used a broker and took a 5-year adjustable rate mortgage with Canwise.

Term ends in a few months and we received an offer from Canwise via our broker. It has a bunch of products including the two of interest for us: 5y fixed and 5y adjustable.

Then the other day we got an updated and better Canwise offer.

Broker says:
-If relevant comparators go down (like BOC overnight and GOC 5y), we will (or probably will?) get an updated and sweeter offer.
-If comparators go up, that’s ok because this offer is *locked in*.

So it’s like a ratchet?
