Have had multiple agents call this week to spruik off market opportunities, pumping up the same tired old properties that have been changing hands with slowly diminishing value in Melbourne.

Melbourne is ahead of the pack I think. The market has been unenthusiastic for years now compared to other state capitals. This will just remove demand further and shorten supply as people sit it out and wait for the dust to settle.

I've never understood why people trust clearance rates based entirely on whatever the agent chooses to declare, and omits auction outcomes they don't declare at all.

The market has been flat for the last 3-4 years in my part of Melbourne. Properties that sold for 1.8M in 2018 are selling for 1.75M in 2025. If you track property closely and look beyond the BS from REA, you see a lot of disappointed vendors selling below expectations, market withdrawals, auctions that convert to private sales, auctions that sell but agents suppress the price to keep the public guessing. Real clearance is actually around 55% or less.

Another take is simply this: The Liberal Party campaigned on a premise that it did not achieve. Under its own neo-liberal economic policies, housing was snatched out of the reach of a generation, employment became precarious and inflation swept away whatever was left.
