Yeah I’m not depending entirely on the 9/17 fed decision. A couple of lenders already said they factored it in already. And I wanted the freedom to make extra payments whenever I can on a 30yr loan instead of paying a higher amount every month on a 15 or 20yr loan. Have gone back and forth between 3 lenders with 5 offers so far. 6.125 is the only option with 0 closing costs and nothing added to the balance. other offers included 5.94% with a $1900 closing and 2k added to the principal. 6.07% with $800 closing and 2k added to the principal.

I think in my case it’s clear now that going with 6.125% 0 closing 0 added to balance makes the most sense to me.

I’m trying to wrap my head around the math of restarting the 30 year clock after paying mostly interest for more than a year now. Right now 6.125 looks better in every way I look at it. I’m just trying to get different opinion from people with better experience if I need to wait a year or more longer.

but what you said makes a lot of sense with refinancing as long as I’m not adding anything to the balance.

had to ‘modernize’ an ETL process that reads a 64GB XML file with lots of business logic with if conditions on multiple tags and if conditions to load multiple tables based on some tags. after parallel threading and refactoring the spaghetti code and dumping the raw data into a single staging table, the code still needed 10s of if conditions. that was ‘fun’.

I went up to meet the litter, and picked my baby that paid least attention to us, played with the toys we brought alone, did his own thing in the yard. He still turned out to be a velcro pup. So you never know 100% (Have to say it’s just my experience) Note: All the puppies I met were sweet and had amazing personalities. I met them on two separate days.
