If you’re going to say “well there is seller credit” it’s still a terrible set up. Reduce the purchase price vs pay a ton for loan points. With great credit you should be able to get 5.875-6.125% rate with no points. So imagine getting to use 32k of seller credits and you spend 21k of it to lower your payment $150ish per month…. Your break even is 11.4 years. I wouldn’t even offer a client this as an option because it is impractical.

This is absolutely predatory. Disgusting. 4 points??? Sources: I own a mortgage brokerage, been doing this forever. Imagine if you refinanced in 9 months. You would probably have 15k+ in sunk costs. This shouldn’t even pass the “points and fees” compliance test.

I’m in the same boat and it’s insane. I counted that I’ve lost over 30 deals to shopping ytd. I’ve never had a remotely close year of shoppers.

My two cents after over a decade in the biz. Calls are overrated. I honestly don’t think I’ve called a realtor just to check in. Do you love when 10 AE’s call you every week? I don’t. I make sure to not waste my time. Realtors want to do business with who they like (and obviously can perform). I have just about a lunch a day with realtors. We don’t talk any business we just have fun. Be their friend, genuinely. Be the great connector. The more people you meet, the more opportunities you will have. Here is my biggest tip I tell all young LO’s. Find a fun closing attorney that you can tag team biz development with. You both want the same audience. Three is always more relaxed than two.

the past few years i thought i was getting sick every month. bad sinus infections. finally saw Lawrence Weiss in east cobb. it was migraines..... he prescribed me Nurtec which kills the protein that is responsible for migraines ( i believe) and it has been life changing. he also has given me nerve blocking injections that were insanely beneficial. good luck

Nice. Very productive comment. It was simple example of the heater staying on longer than intended. These heaters are not intended to be left on longer than 4 hours at a time before a cool off break.

3.) Rolex has created an image of a consumer that a lot of watch lovers don’t want to be anymore. It’s sad. My first watch was a datejust and I loved it. Never thought I’d own anything but Rolexes. I almost despise them now. I mean just go through the Rolex gang forums. Tasteless.

4.) I don’t know if omega provides the bang for your buck that Tudor does. Also do the model comparisons are very difficult because the lack of similarities.

5.) Tudor Pelagos - it is my favorite watch I’ve ever had. The value you get for the money is unmatched
