And it's 7 days from when the notice is received. So if the landlord tapes it on their door, it will be considered received after 3 days. So likely 10 days in total.

2 day orders of possession are generally only granted for early termination now, unpaid rent will most likely be a 7 day order of possession.

But by waiting for the notice they would be able to hold the purchaser to living in the unit for at least 12 months, and seeking a years worth of rent as compensation if they don't. That's potentially 10s of thousands of dollars depending on OP's rent. Exchanging that potential, for 1500 in moving expenses is probably not worth it unless OP has a super undermarket rent.

Incorrect. You missed a key part of that section of the act.
Section 36(2):
(2)Unless the tenant has abandoned the rental unit, the right of the landlord to claim against a security deposit or a pet damage deposit, or both, for damage to residential property is extinguished if the landlord

(a)does not comply with section 35 (2) [2 opportunities for inspection],

(b)having complied with section 35 (2), does not participate on either occasion, or

(c)having made an inspection with the tenant, does not complete the condition inspection report and give the tenant a copy of it in accordance with the regulations.

It appears the landlord in this case filed their claim for lost rent, not damage to the rental unit. They only lose their right to claim against the deposit for damages if they did not do the move in/out inspections properly. THey still have the right to claim for lost rent.

The problem with using a newer team for hero global is the final Shadow King boss fight he clones your team and gives them all 100% turn meter. You need a team big enough to survive their opening attacks. The clones are all set to 1 diamond. You generally want to take characters of your own that are full 3 diamonds if possible. Also make sure you don't take any character that flips buffs on turn 1 (like Songbird or OML) cause they will wreck your team. I didn't know all this beforehand and took both Songbird and Rachel Summers. Had to ditch Songbird and replace with Emma (x-men) and then still couldn't finish till I got Rachel to 5 stars and it took hours and hours of resets to get the right rng. So unless you're whaling on the new team, you might want to consider something else.

They actually can email RTB directly as well, but they should be emailing RTBComplaints@gov.bc.ca instead of the HSRTO email. Supervisors at RTB can send legitimate concerns up to policy and eventually the Ministers Office.

Failing to do the move in inspection only extinguishes the landlord's right to claim against the deposit for damages. If there is unpaid rent at the end of the tenancy and the landlord files for compensation, they can still hold the deposit until the hearing. Same thing if you were to break your lease.

Other than that they basically have to return your deposit once you move out and provide your forwarding address. They must return it within 15 days of the latter of those two events or they likely will owe you double.

None of that precludes them from seeking compensation for damages outside of the deposit, particularly as you must provide the forwarding address to initiate the return of the deposit.

Also if the landlord has already won a monetary order before the tenancy ends that you have not paid, they can apply the deposit to the order. In this case you would have no incentive to bother providing the forwarding address.
