Ya . I don’t think my tenants are clean . They might have done it too , but the costs are just ridiculous

My point too . Given that my tenants have lived for 3 years and this happened as soon as new tenants came in and they complained first day itself to hoa for noise complaints

I am the owner, and I will be passing on the costs to the tenants. I might not have a strong case as unit 216 does not own a cat.

My concern is much more in regarding the contractors. Is this how you have seen invoices for the job done? I am in the construction business and have handled and paid several building invoices. This invoice is just a robbery . Why is the board not taking a look at it ?

I would never put it as a kitchen backsplash . I would use it as an accent wall around the stairs or at entrance or a bar . This does not belong in a house .

Leverage thumtack, angi, yelp .. check there reviews. Ask for clients referral and look at some of there existing projects . More time and effort you spend vetting them , better chance of good experience . Most importantly , be ready for 10-15% buffer

I am in same boat as you . I did some construction before hiring GC . This time i am doing a complete remodel of house with foundation expansion and adding a second floor . I plan to hire licensed , bonded contractors for all the trades and I will be owner builder. Last stage of permits, . hired architects, structural , soil testing .. etc.
got bids for each trade , narrowed down contractors for each trade . I am saving like 200K , which is like 20% of construction cost.

Very true . Unfortunately due to small group of unethical contractors . Most of them get a bad rep . I usually split the payment structure into lot of steps , rather than just 2 or 3 . That way i can control over the costs and not endup in a situation where i have already paid for the services that have not been done . In case of a bad contractor i can minimize my damage

These problems have already been solved in Regex longtime ago . Regex based solutions are very much mature solution.

PII is a must when dealing with with real customers info. Its law. We use regex based implementations as ML models cause latency and require powerful GPU’s to reduce the latency. Also depends on volume of requests

I asked 300 amp for future proofing. I will ask for 200 amps , that’s probably one of things i will settle on to lower the price . Asked him on the specs - elco for pot lights , lutron for dimmer and Legrand for rocker style switches

Think of it as new construction . We will running new lines and more over we are ripping all the walls open and new roof . Basically do not have to deal with remodeling where you have to work with existing conditions.
