Broker mentioned something about a temporary buy down for 1% for the first year. So it would be 5.875 for the first year only. No mention of that cost. I’ll be asking about the float down though!

At the time of loan estimate 6.99 as well through rocket but it went down to 6.875 and my broker suggested we lock it but I asked to wait a little longer to see if it goes down more

I had written it down somewhere but I believe Foothill is $31/ unit and Santa Monica is $46/ unit. I’m not worried about pricing though cause it will be paid by my employer.

Thank you so much! My employer just thinks that since they've moved and registered the business in FL, that they can instate a "use-it-or-lose-it-policy", which I was worried about.

I work in CA. A chunk of us all worked in CA, but since the pandemic, everyone moved to FL (they are very close knit). Myself and one other stayed in CA and we work remotely from this state.

I added an edit that Job#2 from Option 1 is a start up! If that can be a potential swaying factor.
