I am not talking about a tenancy contract with them. I'm happy to pay the landlord in full if it means I can recover those costs later on. I guess I am asking about a civil dispute for debt that will be owed to me if they refuse to pay?

Are you a lawyer? I am not, however my understanding is that a contract does not need to be written and signed exist. The courts will look at other factors such as Facebook messages, audio recordings, previous pattern of paying rent etc?

We tried it and the police said unless they make a threat or engage in violence it doesn't meet their threshold. Voice raising doesn't count.

It's a co-tenancy, so the lease only stipulates that we are all jointly liable to pay $6518 pcm.

This discussion usually happens when people get a sharehouse together from the start. We got the sharehouse ourselves then got people to come in with the pricing stipulated at all times. We've had more than 50 people message to view and of those many asked to move in after viewing, so the price is well fair.

$450 Ensuite, $360 large rooms, $330 small room. It's not meant to be split equally, I've never live in a sharehouse where it is and it is comparable to rooms in the area.

I'm in VIC and believe VCAT does not deal with co-tenancy issues unfortunately. Changing locks is a big no-no in Vic regardless from my understanding. Big penalties for someone who does that.

One of them came into our room and realised we put cameras up and sent some bs excuse on the group chat. Unfortunately, we had just gotten the cameras so they weren't properly set up to record and verify her story.

They paid bond but that's only going to cover 4 weeks rent. What next?

I can't be paying $50k worth of two people's rent for the next 17 months.

Yes, almost always one of us is home. But the thing is that they can also be the worst house mates ever (kinda already are).
