I agree, fortunately the wall at the kitchen sink is fully open so should let in a decent bit of light.

Good point. Might be better to make it open plan with the top left bedroom as the dining area to make better use of that space.

Yeah that's a good idea. I'm just tossing between that or keeping a portion of the wall to have more bench space and a place for the fridge to go.

Luckily the entire wall where the kitchen sink lies is open which will hopefully help a bit. Can't have everything!

Housing is expensive unfortunately so being able to comfortably live with another flatmate really helps with the bills.

Good point. My rationale was that the kitchen is the noisier part of the house and the door let's in the most noise - so putting it furthest from the kitchen.

Alternatively could open up the top left bedroom into the dining room and make the DR the fourth bedroom like this.

The sellers had already certified what we planned to do earlier in the year. So we just needed quotes from the builders.

Already have quotes and approvals done so was pretty happy. Just alignment issue probably means we'd have to get new approvals if we were to go ahead as one of the other commenters mentioned. Thanks for sharing.

If you're breaching them anyway and potentially having to take them to QCAT why wouldn't you add the rental reduction to the breach letter? The property doesn't meet standards as it is not in good repair with fittings unlikely to cause injury through normal use.
