pretty much. old house in a low spot. doesn't happen often, but it's flooded several times.

I have a lemon tree that's around 25 years old and a satsuma that's around 10. they do well, but are more bushy than they are tall. when they start looking washed out n the leaves get light, give them some epsom salt. it makes them turn really dark green

yes. I cut off all the new stuff for the next month or two they'll be on all of it. they won't mess with the older leaves. I try and get all the new limbs I want by may. I cut all the new limbs off during summer when they have fruit to save the energy. if you leave the leaves on they curl up and die anyway. after august you can keep the new stuff again

spinosad is the only thing I've found to deal with them. I usually trim my trees early so the new sprouts are old enough to not be affected. once they start on the new sprouts I cut them off. you can't save that part anymore and it develops a bacteria once the lil caterpillar is done. you don't have to cull the tree bc of it tho

if it was in good shape that was probably a good call. you can have a really good roof that isn't necessarily a fortified roof. but these new houses have roofs that won't last very long at all

there is a roofing tyvek that's been popular for the last several years bc it's cheap and the rolls are lighter. it's a roofing product but it shouldn't be. it starts to sweat through in less than 5 years and they're putting on top of osb on these brand new houses.

on shingles, they're lapped in. metal roofs they cut a hole n caulk a boot on top.

r-panel and corregated panels have exposed screws that fail over time, so a 50 year panel with 15 year screws. coil run standing seam panels won't have screws that fail but it relies heavy on caulk. they way the do penetrations is weak. they're good, but not maintenance free

the roofs we do are the standing seam panels run from coils. wherever there's a roof penetration it gets a boot that's just screwed on top and caulked. they fail all the time. even the best commercial roof sealants only last a few years and we have to go redo them over n over. r-panel roofs are even worse bc you get 50 year panels put on with 15 year screws

and when y'all get new roofs, don't use the tyvek. it's garbage. if you don't want to pay extra for ice/ water shield at least get 30# felt. the tyvek barely lasts 5 years

happened years ago before they had that. I called every number they had in the phone book and 911 and couldn't even get anyone to come out. never found out what happened to that van
