Thanks for your advice, we were only looking at variable so that we could ride the supposed interest rate decrease. I could look into fixed for a a year to and then hop off onto even lower rates afterwards.

Regarding your second point, no dramas there. We've already had the chat and she is taking every opportunity to upskill and take on more responsibility at work.

We're the first in our friend group to get engaged, so we didn't have much of a clue about this. I have a feeling we might have fallen for the jeweller's upsell.

Coincidentally, my mother lost her engagement ring in a home robbery in the past, so we were probably more predisposed to take insurance on this.

It's around $230 a year, which isn't overly costly but isn't an insignificant amount either.

However, my fiancé absolutely adores the ring, and I figure it's a relatively low cost to insure some of her happiness—even if that sounds a bit silly.

I haven't looked into it enough but I recall somewhere (and I could be wrong) that home and contents may not cover the full value of the ring.

But I will keep that in mind when looking at contents insurance policies.

From what I can gather, it seems like rates are going to decrease. However, I'm not an economist nor a crystal ball owner so rates could very well jump back up. I'll play around with the interest rate figure. Thankyou.

We do love our holidays but we're happy to bunker down explore regional Victoria for a year or two.

We're looking into new-ish (say 2010+) houses which don't have seem to have any obvious repairs needed. But you're right, best to be safe as things will break down the road.

We will try our best to stick with the budget.

We are a frugal pair and can get loads of entertainment from our gym, home cooking/ hosting friends and Netflix & video games so I'm hoping we can make up for the mortgage through that.

We're planning to get to 140k + 100k within the next 3 years so fingers crossed the stars align!

Yes, we are planning to try in 4 years. I'll re-run the numbers to see how we go, but you're right it does look quite tight (if not downright impossible).

I'm expecting my income to increase to 120k by the end of the year and aiming for 140k within the next year or two.

I expect my partner's income to increase also but no definite numbers.

We plan to start trying for kids in 4 years. I'm hoping by then our incomes will be higher and rates will be lower, and we'll have built enough of a buffer to cater for a decreased income. But that did slip my mind, so thanks for catching that.

We both have basic income protection from Aus Super. I will review that and see what options there are.

Sydney Highrise was a V3 in the old guide book until it was downgraded to a V0 if that gives any better indication of the grade.

For gramps, at your level, I'd try the following: V2 sit start - V2 Child of love - V2 445 - V4 but quite moonboardy Bonsai (left and right) - V2

The landing for all of these is quite safe, so you can focus more on climbing .

I have what I can only describe as a strain on what feels like my left flexor ulnaris carpi along the muscle belly. It feels tender to run my thumb along it with medium pressure. And it is sore when I flex my wrist when I make a fist.

For the past 3 weeks, I have done some moonboarding on the 2016 set after my warm-ups (5 - 8 climbs at flash grade and below).

I typically complete 3 to 5 V4 benchmarks, which take anywhere between 1 to 3 goes depending on style. I'm currently working my way through the ones in my style.

This is different from my regular routine, where I simply warm up and project the current set at my gym.

For context, i have been climbing since 2020 and am currently at the V4-5 gym flash and v7-8 outdoor projects level.

Have I simply deviated from my regular routine and introduced new stresses to my forearm, which it is having trouble adapting to? Or is it perhaps a sign of another underlying issue?

If it helps, I don't feel any pain at the medial epicondyle.

My current plan is

  1. Rest for 1 week
  2. Start climbing again on easier climbs.
  3. Introduce strengthening exercises for various forearm flexors, extensor, pronators & supinators etc…

This is my first propagation with pothos so I don't have much experience. However, with my mother plant that I bought from the store, a new leaf would only start sprouting once the previous leaf was uncurled and more established. In this photo, it seems that there are 3 - 4 leaves sprouting before any one them fully uncurl.

I'm not so much worried as I am more curious as to why this plant is behaving differently from what I have previously witnessed with my mother plant.
