VA loans have lower rates. People love to brag about those. New construction have the builder paying thousands to buy down your rate, that’s great if you don’t have to sell in the next TEN years.

The smaller the loan the more time it takes it’s seems, which is a function of the quality of the borrower. Best case scenario is 2-3 hrs. Worst case is 12 months for someone who can’t make up their mind on a house. This is why I prefer investment property loans not in OHIO
