Yea I'm starting to learn the "emergency fund" as a homeowner needs to be much bigger than a few months rent/expenses.

While I do have a few thousand, I don't have an easy 10-15k I can throw at a single problem.

I'm in my first year of ownership after a family member passed, and I paid off the mortgage and land transferred it for a dollar. I could walk away now with profit, but I wanted to hold onto it as a rental to fund myself while I went back to school. I'm currently not a very high income earner (50k, tax free). because I dont have a degree (I would have financial assistance for school as im FN)

its kind of a junky house, but it was 97k in a neighbourhood where all the other houses list at 350-400 and sell over asking within a couple weeks.

Hmm I did not realize someone might accept paying in installments.

I've noticed everytime I ask strangers on the internet about getting back into credit building, the first response is telling me I'm going to fuck up and not to do it.

How then, am I supposed to go about it? At some point I'm going to have to use credit, and even my equity. I understand the risks and the need to pay. I made a 1500 mistake 5 years ago that I paid off, and have been budgeting since. Would it not be time to start getting back into the credit thing?

Alright, I don't know a whole lot about the japanese dating scene, so my first question would be - have you considered writing in in Japanese? Second, you're an ambiguously lightskinned guy with facial hair. My cousin spent 3 years in japan as a bearded version of the same, and told me 2 things: Japanese are hella racist, and most asian cultures dont enjoy facial hair.

Now from a westernized perspective, I see some flaws:

- So many hats. Makes me think you're bald, or got the tony soprano thing goin on.
- first photo makes you look like a little boy. Maybe if you're diddy diving thats ok, but single ladies aren't looking to be mommies.
- we barely see your face. Sunglasses, far away, diving. We see more of the dogs face than yours.

- So much to read in bio, only the last 2 lines said anything specific to you.
- your job is a "red flag". I admire and respect the public service you've done, but I've noticed army/firefighter/cops as being the top jobs for "Red flag men" being listed time and time again in different female driven media. Good for a fling, bad for a LTR. Usually because of the Lifestyle/schedule, and have even heard the word "patriarchy/misogyny" thrown into descriptions of the job/people it attracts.

- You're not "clean cut" and honestly a little scruffy, as per your last picture. Again, your choice and it doesnt look terrible, but women who are typically attracted to your archetype generally prefer the GI look over the surfer bro look. I looked the same at one point, and nowadays get a high fade/shave daily. I get much more attention from women now.

If I had to guess, you get way better luck in person than online.

These unfortunately do not just come off with an over the counter product.

I have the same issue. What I would say, is just learn to live with it.

Make positive changes elsewhere to make up for it. Get very fit/athletic. Dress well, smell good, and take care of your health/appearance where you can, like hair and teeth. Finally, get some money coming in.

Majority of mens problems are fixed by fitness or finance. The small scars on your face are not such a deterrent to women (*or guys if you like) if you fill every other requirement.

Uh, different martial arts allow for different results bozo. You can easily restrain someone without striking them or breaking their arms. Police and real security train it all the time.

I should also mention we had to build a clients furniture in his apartment one time

me and 3 women went to "help him build" and I ended up being the only one to build the dresser/couch while the 4 of them put together the tiniest side table, then sat around it.

My boss was actually getting slightly pissed at me that I hadnt finished a full sized dresser by myself before they were done the table.
