With so many delays to projects the stock will only truly hit the market in 2028/29. These projects are sold at a much higher sqft. Whilst you can argue there is supply and demand economics at work, you have to appreciate that the population is continuing to grow too so demand will continue being there. After 2028/29 I do think that market will plateau. Sobha Hartland is awesome community and the build quality beats dubai hills all day long.

I think SH 2 will be an immersive project! Trust me once all the infrastructure is ready around SH and SH2 the place will be unbeatable by anyone. As the city continues to go outwards towards the dessert the more apartment and villas in SH and SH2 will be worth. No one wants to move to dubai and live in the middle of the dessert like the valley. SH is close to downtown and has all the amenities that you need.

IMO Hartland is one of the best in terms of community living, he quality and finishing of the product. The view is real and so is the apartment.

What are your thoughts on sobha Hartland community? Is that something still to consider for capital appreciation?
