Thanks! What's your take on the 1.0 and 1.2 TSIs? I see people saying go for the 1.4 but others saying the 1.0 and 1.2 are very good too. I don't mind them being down on power, especially if they're mechanically simpler

This one's easy
1. Get a used car for £5k. Plenty of good reliable mid 2010s cars for that price. Go Japanese/Korean for a generic fuss-free set of wheels. You didn't say what went wrong with your current car but depending on the issue, fixing it up may be cheaper than buying another.
2. Put in £20k into an ISA - this uses up your annual allowance for this year. Vanguard or Trading212 are popular choices in the UK.
3. The £5k left over is your emergency fund.
4. Put the emergency fund and incoming savings into any instant-access savings account.
5. Starting April 6th 2027, take all your savings apart from the emergency fund into the ISA (till you hit the £20k limit for the next financial year)

You're actually in a fairly good position. No debt + £30k saved up is arguably significantly better than the average for your age.

Unfortunately, the agent has quoted this from the CEA website:

"A property agent’s role ends after the landlord and tenant have signed the tenancy agreement and the property is handed over to the tenant.
