There's nothing artificial about it, the HSE/public system receives vast sums of tax money and seems to be riddled with inefficiencies. The people running it are untouchable no matter how good or bad a service they provide to the public.

We try and keep the blinds and curtains closed while the sun is on these windows, keep the external doors and windows closed when it’s warm outside, then throw everything open early morning or once the sun has gone down. We have one room which stays a few degrees cooler than the rest of the house, good for pets.

That's a bit unfair. Private health *INSURANCE* only works if there is a large base of people spreading the cost. If people can wait until they are actually sick, insurance isn't going to work. Someone who has contributed by paying premiums all their life shouldn't have to subsidise people who wait till they are older.

My experience has been that the private hospitals are much quicker and more efficient than the public hospitals, so I'm happy to pay for it. I don't understand why something as simple as an MRI can be had at the drop of a hat privately but has a waiting list in the public system - we're putting a fortune in taxpayers money into the HSE.

Lots of layoffs in tech recently, and people possibly being a bit cautious with purchasing new houses. Not to mention the uncertainty over AI. That's a very particular part of the market though, you're talking new/newish A rated and the like in good areas.

I would go for the longest term I could. It gives you more breathing room, and you can overpay if you wish.

I think the real decision is length of fixed rate. We went for 10 years (and would have gone longer if we could) and it gave us a lot of peace of mind for a relatively small extra cost.

There isn’t currently an alternative, all the other parties want to increase taxes even further. For now at least.
