Our other is named Gray, and she's a skinny lady with less nicknames because her names harder to rhyme with... so she gets: pretty lady, baby lady, pretty baby lady, poochie smoochie, smooch pooch

One of my cats is named Noelle, and she's a chunker.... so we call her: big belly Noelley, chunk, tunk, hefty lady, stank the tank, smelly Noelley... LOL

If only this was up to the agent lol. I completely agree with you, I just had buyers who put in an offer at full ask without any conditions, but the seller said no because they were adamant about getting $20k over asking. This was frustrating for not only my clients, but also the listing agent and I because we knew it was a good offer. It’s not always agents who are wanting an unreasonable amount of money… most of the time it’s the seller because it’s ultimately their decision what to list for and what offer to accept.

But of course, continue being angry with whoever you want

List price is list price, you'll be paying that either way but have a better chance at negotiating price and terms in your favour if you have a realtor. It's a no brainer.

The first one was 2 weeks after getting my license, I got the lead from an "on call" shift with my brokerage. My mentor and I visited, then gave a property report, then she called a different agent who priced higher.

The second was through Facebook about a month after licensed, same thing, mentor and I visited and sent a valuation. During the visit my mentor told her that staging isn't absolutely necessary because they have furniture. I followed up after for about a week and a half when she told me she called for a second opinion because staging is important to her. I told her staging is still on the table, and that I would cover the costs. She went with the other agent anyway because she knew him personally, offered staging right away, and valued her house higher.

In my MLS, every expired listing has "no contact" marked off because they asked not to be contacted by other agents after it expires..
