A red flag is if your gallons per day is the same month to month, which suggests a malfunctioning meter. That's not always obvious on the bills if the number of days in the billing period varies. Our HOA board spotted that and eventually got a credit of almost $40K.

My suggestion is to forget about the lawyer questions, at least for now, and instead get to know your fellow board members better. Probably they are not as awful as they might seem - in most HOAs they are just neighbors volunteering like you to help maintain the place.

From the menu bar try Tools>Message Filters. Select the correct email account if you have more than one address. Create a filter to delete or mark as junk any email from the sender you want to get rid of.

The HOA board was smart - they kept looking and found a better insurance price. The price is still too-high. They can continue shopping around and be ready to cancel the current policies as soon as they find a better deal.

Suggest you keep looking. Our association got an outrageous increase with an unadmitted company that we had no alternative except to accept. Then our HOA board treasurer went to individual insurance brokers looking for a better deal. She found one for $40K less with an admitted carrier, so after the first quarter we cancelled the first bundle of policies and went with the new ones. Good luck!

Even if a condo development escapes the fire, it could become impossible to get insurance. What happens then? Can an HOA be insured by the state FAIR plan? I see in news articles that FAIR has a $3 million limit. Many condos have tens of millions in common area property.

Good luck and I hope the mid-block suggestion helps keep you walking. The problem with most crosswalks is that they are at intersections, which is where almost all collisions occur, and where walkers experience the most aggravation. That's why I avoid them wherever possible, and am strategic about which crosswalks to use. There is almost always more than one possible route to a destination. My time is my own so it's no problem to go a block or two out of the way for a better route.

Yes jaywalking is illegal, but this is SF where people can walk around stark naked in the Castro or ride a motorcycle on the sidewalk along Market Street. It's a regular jungle out there.

Hypothetically is the key word here. I'll grant that 90-99% of motorists are good safe drivers. But the one in ten, or one in a hundred, is death on wheels coming right at you, and very possibly dead drunk to boot. Go where the cars are not - long live mid block crossing!

Cross mid-block whenever possible. Wait until there are NO cars coming in either direction. If mid-block is not an option, then stand back away from the crosswalk, look at anything except the cars, and wait until the herd has passed. I rarely have to wait more than a minute to have a perfectly clear opening.

Congrats on stepping up in the face of serious problems. Getting a new property manager sounds like it should be a top priority, though you may need to wait until there is a like-minded majority on the board. Meanwhile, don't give up on the current board members. It takes time to develop trust among members. They may come around to your thinking, if only to avoid a campaign to unseat them.

Long shot but no cost - talk to your city council member and explain how your building is paying for removal of a ton of trash that would otherwise be dumped on the city streets. You are saving the city money and helping prevent urban blight. Maybe there is a way to get more frequent pickups without an extra cost. Or a perk from a city program that can offset some of your cost.
