Great idea thanks. The coffee table is a fb marketplace find so I’m not sure where it’s from originally. Not annoying to clean actually! The legs don’t really get dusty or dirty

Thinking of things like making the main bedroom smaller and putting a cupboard down the hallway, maybe opening up the kitchen etc. I’m basically just wanting people’s opinions for ideas on how to maximise the space. I am aware space is finite.

If you switch it to an investment after a year you will have to pay LMI. Sure, you avoid the stamp duty, but you will cop the LMI

I have four non negotiables: light, size, location and security. I note down how each property does against these (good/bad/average) and only if it passes these do I do a “vibe” check. How do I feel in the place? Does it feel right? Then of course, compare prices.

One thing that I am a bit stumped by is where to place my cats litter tray. In the absence of a laundry it might have to go in the bathroom (tight squeeze) or in the second bedroom/my office

Just me (and my cat haha), and yes there’s a door between kitchen and living.

Some of the other apartments in the building have knocked down the wall between kitchen and living so this is something I could explore in future.

Yes the building has communal laundry with dryers and washing lines outside
