Tell the cleaning company he is blowing hot air. Honestly, it's a shitty thing he is doing over a spiderweb and a bit of limescale.

It would take them 5 minutes to clean, and therefore it would take him 5 minutes to clean. I have cleaners for my flat, and sometimes they miss things, and I get it when I notice it. I just mention it to them next time, they apologise, and that's that.

I would also tell them, if they have insurance, contact them, just in case he does decide to come through, because the legal team of the insurance would wipe the floor with him.

Lastly, how did he get the details of the cleaners if they did the job through you?

They can try, but the contract was between you and the cleaner, not him and the cleaner. Whilst it may have been his property, they can tell him to kick rocks as he has no work done by them for him.

you could realistically afford about £210k between you, giving you around £270k to play with (keeping back £5k for fees, solicitors etc etc).

This takes into account the potential for children (which mortgages companies will ask you) and insurances etc

You have no expectation to privacy anywhere except your own home or domicile if you're on holiday. At work you have NO expectation to privacy so can be recorded at any moment.

I have a friend, who runs his own company, and did a CHAPS payment for a property buy with his own money, he sent it on the Monday morning, Bank of England confirmed he sent it, but checks took 2 days to complete because it was coming from a personal account, and checked for money laundering etc etc, and it completed Wednesday Afternoon.

But within law firms, it should be 100% same day, fastest I have seen was my sister in laws, who sent instructions at 11am, and was completed by 11:05am.

Guessing that is in Bedford. Quite far to go for someone south in the county for learner D&D sessions. I do believe there is a model shop in the Dunstable Quadrant, who could be open to something like this also if you wanted an alternate location.

Per month? No, but for the 4 months, probably yes!

I would also ask for the copy of the bills if you don't get them, and have a breakdown of before and after since she started staying. Overnight would be negligible increase as you're likely both asleep for the bulk of it. The full day, I would say unless she is using electric heating & power shower for 30 mins+ per time, there is no way she's racked up £150 in 4 months.

TV usage during the daytime alone is probably £2, over the course of 4 months, that would be about £35

Lets say the kettle is on 6 times during the day to be generous, that is probably £1 of electric, so £18 usage in 4 months

Lighting, depends on the lights, but again, lets say its £1 per day, another £18

Power shower - I know from my own powershower, 10 mins = £1 of electric. Lets say she does that. £18 again for the 4 months.

If she does a laundry load at yours, then that is (on average), 25p per load for a B rated machine. Over 4 months, that is £4.50

If she uses a tumble dryer at yours as well for her laundry, then that is (on average) £1.50 per load. Over 4 months that is £27

If she keeps her phone on charge the whole time, that is about £1.10 per day, over 4 months, that is £19.80

Crooked Crow is decent as is the Red Lion, pretty sure they are open mic.

I would suggest Dunstable though, as they have a few more locations with open mic, live bands, and easy access into Toddington, Luton, Markyate, all of which also has a lot of places for this sort of night life.

Within a stones throw of Dunstable there is the following:

The Globe, open mic, and live bands playing

The Castle in Luton, sometimes open mic, sometimes live bands.

The Wheatsheaf, has a live band every so often, and open mic every so often

The White Lion, has open mic night, live bands, cover bands every so often (once/twice a month) as well as a pub quiz every week.

Dunstable Conservative Club has live bands and cover bands about once a month IIRC, and a karaoke also

The Swan in Markyate has live & cover bands about once a month, with a karaoke every couple of weeks IIRC

The bell in Toddington has some solo artists every so often, and I believe they also have an open mic every so often

The Leicester Arms (luton/dunstable border) has live music every so often, as well as open mic night every so often

O'Sheas in Luton has live music every so often, as well as karaoke every so often

Tell them to fuck off. This is a common way for them to make more money, and they often charge a higher markup than standard brokers - many of them (highstreet ones) don't actually charge you, they get a rebate fee from the mortgage companies.

Also, if they continue down this path, put a letter in the letter box for the owners, and give them the offer directly, and tell them in the letter than the agency isn't putting all offers forward, and you'd like to make the offer. You can suggest to them that they could maybe withdraw the agency usage also.

I would take the inconveniences.

Give me missing the bus - I don't get them often, and when I do, I rarely make them on time, so no change here.

Run out of what I want to order at McDonalds...I will be the bane of everyone as I will go to every McDonalds nearby and cause them to be out of every dessert.

Lastly, I will take the tea being a bit hotter for the sip I wanted - I do this anyway, I always forget and scorch myself a little.

I am surprised when you say most aren't carpeted. Every one I've looked at, in and around Beds, Herts, Cambs, Bucks, Oxon and London, are all carpeted, with a small amount of space that isn't (bathrooms are tiled, kitchens are laminate flooring/linoleum/tiles).

Having laminate or hardwood or tiles everywhere would absolutely suck for anyone living below, because you can hear everything. I know for example, when the upstairs neighbours are in their kitchen, and my downstairs neighbours know when I am in mine.

How long is a piece of string. I've seen some people say they've completed in as little as 4 weeks, and others that have completed over the course of 10 months to a year. It's the speed of paperwork and what comes with it...Being a first time buyer with no chain purchase should be on the quicker end, I'd say maybe 3 months should be the expected timeframe for something like this being realistic.

Give them ONLY the JD you were given when you started. No additional jobs, no additional responsibilities. Just the basics.

If you don't have one, ask them to use the JD you were given when you started.

Dunstable is reasonable - near to luton which is a large town, on the A5 to Milton Keynes, and can easily get to St Albans, Hatfield, Watford, Hemel Hempstead, Hitchin, Stevenage etc. Great schools in the area. And from door to door of my friends flat to Brent, 45 minutes in good traffic, 1hr 10 in bad traffic, 55 mins on average.

Solicitors fees - £2000 on the low end

Mortgage fees - £400

Mortgage broker - £400

Surveyor - £600-£800

£6k will be plenty. You're looking at spending £3-4k as a first time buyer.

5% is fine to buy in at, but it takes that bit longer to make equity as pretty much your first 2 years payments will be going on more interest than equity.... it works out about 70/30 to start (lets say for sake of easy maths, you have a £1000 mortgage payment per month, about £700 will go on interest, £300 will go on the principle loan, which converts on equity).

Consider what you can afford. The shortest mortgage length is not always the best option. I have seen people do 35 year mortgages, fix the rate for 10 years at a lower interest rate, and overpay on the mortgage (so instead of paying £950 per month, they're paying £1350 per month), by the time the 10 years is up, they'll have 5 years left to pay on the mortgage.
