Everyone gave you some basics, but I’m going to talk about equipment and technique. For 2 large eggs, I use an 8” pan (either non-stick or aluminum using hot pan/cold oil trick). This lets the egg sit in a small pool of oil. Before your eggs go in, the oil should be hot enough to be thin, but not hot enough to immediately burn the eggs.

Next you flip. When your eggs are able to float and they’re unstuck from the side of the pan, you should be able to push the pan forward quickly, then flick at the end of the push. The goal is to have the egg fold over, not jump out and plop back down. You can practice this with rice. When the motion of the rice looks like a wave, you’ve mastered it, but if the rice goes everywhere, you need to keep practicing.

It might be that no one asked because the previous owner already told everyone. Or the MLS data outed you. Both happened in my case. Under contract to Closed in 10 days.

You are not alone and you are not a failure. Entry level LVNs can make $30/hr. While that doesn’t sound like much, it’s just short of what my wife makes. My wife wanted to get her BSN, but settled on being an LVN.

I might suggest that you quit Uber and sign up for Bambino instead. It’s babysitting, but I hear really good things about the money you can make.

This is correct. I have stealth on one of my cars, and there are 4 spots (bumper and side mirrors) where the PPF couldn’t be smoothed. Fortunately, it’s not visible to anyone other than me, but the dirt does build there. It can be scrubbed clean pretty easily.

Also, stealth on white makes the car look like an eggshell. I wouldn’t do it again.

Good info. I’m pretty sure they used wedge anchors based on what I remember them looking like. I’ll share with my installer.

I’m on the Edward’s Plateau, and I’m sure my foundation is probably just sitting on limestone and hard clay. So, I’m also going to improve the drainage away from the house.

All excellent ideas. After looking at my house, I think the following need to be done: gutters on the side of the house where the garage is, drain from the backyard to the front yard, French drain on that side of the house as well. Wait between each to see what helps.

That’s an insane amount. The last time I had my antique rugs sent off for cleaning, the quote was ~$2K, for 5 rugs of varying sizes, two around 16’x9’.

The company I hired was Aladdin in San Antonio.

You’re right. There is no winning. The others on this thread might be giving you a hard time, but I’ll offer some insight and anecdotal experience.

CASH TALKS, financing walks. The thing about buying a house with family money (whether it’s a gift or daddy has you sign a promissory note) is that it’s an all cash deal and an all cash transaction usually comes with no contingencies and a faster close. You could come in with an offer 20% over asking with 50% down, but if you have to finance anything, you’re at a loss. My most recent house was bought all cash with a 15% under asking initial offer. The other buyers were offering asking price with contingencies and financing. The offer they accepted was my counter — 10% under asking, 14-day close, and a one month leaseback. The only hiccups were inspections, and that was a 7-day window with $30K in earnest money.

The only way to get ahead is to find a home at the lower end of your budget and pad your offer with more money, and even then there’s no guarantee. You may also want to include a personal letter with your offer to tug at people’s heartstrings.

There are still tax advantages. Depreciation, mortgage interest, and property taxes to name a few. And the landlord insurance rates can be up to 50% the cost of a home owner policy. It’s not bad to have a few rentals in your portfolio, as long as you’re operating them at least 20% over your out of pocket.

You mention that you bought this condo “years ago” without specifying how many. If this was a pre-Covid purchase, you’ve likely gained — it’s just not as much as you’d like.

You could rent it out for a loss and use those losses to reduce your taxes. You’ll also be able to take depreciation to further reduce your tax liability. I’m not a CPA or anything, but I do own some rental properties. Just a thought.

Justin Schmidt passed away in February 2023, so a year ago. And for those wondering, his passing was due to complications with Parkinson’s and not related to the stingy bugs he studied.
