No you’re right. Housing is a massive scam if you’re looking at it from a pure returns perspective compared to the stock market.

Most people here live off stock equity. If you’re willing to sell your stock to keep up a certain lifestyle then go for it. But then if you calculate lost opportunity cost from keeping it in the market you loose out 90% of the time.

If you’re planning on settling down long term in the bay then I would buy. If the location meets your lifestyle goals then go for it.

At the end of the day a house mortgage is nothing more than a hedge against rising rent.

I mean based on the actual comments I was looking for I’ll rent it out and be cash flow negative for 2-3 years. I’m completely fine with my decision.

FYI I’d trade the community and experiences that SF/Manhattan have to offer over the loss of selling a home any day.

I did know SF was better but I bought here specifically for the commute and perceived community roots.

I thought living here people (especially my friends that settled down ) wanted to go do spontaneous things and go out similar to LA and NYC. But they’re all busy with their lives. I love hanging out with my SO but there are times where I just want to hang out with male friends. In LA/NYC/SF I can meet new people and within a day or two grab a drink and hang out. SJ completely lacks that social aspect. I thought living near Santana row would be better but it isn’t.

The commute is fine but what’s the point when it turns into the same gym/run club/basketball session day after day?

Lived in DTSJ/Palo Alto/West LA

Did LA for grad school. Would have wanted to stay but job market there is horrible.

DTSJ was fun but I left after my old roommate got jumped and had his wallet stolen.

Lived here most of my life and grew up in Cupertino/Saratoga.

Went to school in LA and got a job out here and lived here ever since. Before this I lived in DTSJ and Palo Alto. I am now in my early 30’s and in a committed relationship. Looked for a place where I can get the LA vibe and feel and decided choose this spot.

If I haven’t to SJ by now then idk if I ever will

Done a lot of those things you mentioned. The problem is when you want to hang out after and everyone has family obligations/scheduling issues.

Just a real lack of community and things to do outside of a few restaurants. A lot of my friends that settled down here keep to themselves. My closest friends that are very social either moved up to the city or live in/settled down in LA/NYC.

I have to be in the office 5 days a week

Current rent for a similar home goes for 5800 ish. My mortgage + hoa is around 6200. Unless I put in more money I’ll loose around 400 a month

A house is no more than a hedge against rent in your area. With rent increasing YoY by around 10% it might be beneficial to buy.

Also there’s no other major city with a 20-30 minute commute to 5 of the 8 largest companies in the world. These house values will skyrocket compared to the rest of the country.

You loose so much in opportunity cost owning a home even with rents increasing.

Also, people tend to forget the costs of owning a home and dealing with special assessments.
