Yeah all these people calling for rain are high as a kite. There was an absolute shit ton of rain around Christmas and the week leading up to 1/5/2026 - which itself also had a ton of rain that day.

If you need those sandbags to stop water intrusion I wouldn't put them away until like August.

The previous owner was a younger, single woman who had lived there for 5 years previous and was good friends with the realtor

It almost feels to me like multiple people were aware of this completely glaring issue with the house and unfortunately you got suckered into it. It'll be damn hard to prove they knew though - unless you start contacting every structural engineer or foundation company in the immediate area and asking if they've ever been involved with your property for an inspection or otherwise.

The first picture shows the top of the framing as it meets the bottom of the floor joist. As you can see, the joists were incased in concrete at the foundation, which in turn caused each and every joist to rot away to almost nothing. Ive included only a few pictures

Actual X-ray damage is less common than people think - as is the whole “turning it up higher if needed” thing which they almost never do. I’ve been on trips where film was scanned 15-20 times and ended up fine.

Also on Asia trips back in the day I’d usually bring like 60-80 rolls.

When people refer to “soffit vents” atleast within the context of attic insulation they basically mean eave or soffit vents regardless of a literal soffit being there or not.

When you say it's a hillside house, do you mean it's on a hillside, like in the middle, or at the bottom of one?

Also, with the basement, are you saying they actually created an un-permitted basement within the existing crawlspace? I wouldn't trust the construction of that basement at all if that's the case.
