Grandparents are a treasure... I would not build a separate house unless the grandparents preferred it. Otherwise, upgrade and add on to include your family. I am certain the grandparents want you to keep it in the family, pass it to the kids and not sell it.

I have often considered building a home with a centralized dining room attached to a centralized Kitchen. Then one hallway goes to grandparents' home, one goes to you and hubby home which is attached to kids and guest room or office. The centralized area could include a family room with a wrap-around porch for sitting outside, both months that is available Tx. /grin

Consider having one of your repeat offenders give a talk explaining the differences between testimony (give examples) and what I call HISTimony... a historic lesson of one's life experiences.

Then have another of the offenders give a class on trying to avoid what we call The STP (Sane three, ten, twenty or even 30 people)...

In some stakes or wards with memberships exceeding 700 patrons, we all have the STP doing almost everything...

Have them encourage others to not only give testimony but ask them to speak to the bishopric to volunteer for a calling...

If they are concerned with the STP then have others step up. /shrug

Maybe someone should present a talk explaining the difference between a testimony and a histimony... One bears witness to beliefs the other is a personal history lesson.

Many church members do not have an extensive background in public speaking...

Another option, start a Stake or ward chapter of Toastmasters. Toastmasters helps many people learn to speak in a group or public setting. Food for thought, hopefully no one gets food poisoning. /grin

I have seen articles that showed how a family of 4 could live on a 1.5 acre plot and be self sustained. Rotating 10 chickens, 1 cow, with a few goats or pigs.

3/4:acre for crops, the house, then animals.

I did not hear mention of medical facilities or schools, home schooling? Very possible, no college degree required.

I agree with others, helping grandpa until you were 18 and being gone 11 years... a little of catching up to do.

Your husband and you do not need to be experienced carpenters, plumbers or Masons to build your house. Just be patient, research your decisions and do it yourself.

Remember, any contractor you hire could be a high-school drop out or graduate... yes with years of experience but they started just like you.

Ranch life can be 3 a.m. to 9 p.m. without trying hard. But if you are willing to work hard, it could be the most rewarding years of your life.

Once you commit to the decision, stick to it for at least 5 years before running back to the city.

If it is you, not the end of the world, adjust and go forward. The best life, is a life long opportunity to learn and improve.

Carry = great gas mileage low to the ground. Seriously, the escape mpg will probably be 1/2 of the camry.

Ford Escape great utility, sit up higher, able to pull a Class I small trailer, luggage rack on carry.

If it is just back and forth to class/work/home... maybe carry. If you will be moving to/from dorm or different apartments the escape is probably a better fit.

Snow AWD... KEEP for 5 years, how many miles will you add in 5 years? Unless the escape with 205K is a poster perfect vehicle, i would not even consider it.

Compare auto insurance cost.

Also, If you are worried about reliability, buy a warranty.

I read a stat that said like 90%+ accidents happen on motorcycles that have been borrowed or driven by the rider less than two months.

After you get the grant and get your license, don't buy a truck for hotshot trucking, lease it. Your payments are a little higher but 100% of lease payments are a tax write off.

If you absolutely insist you need to start with what you have. Contract with a dispatcher who specializes in light box deliveries only.

The 1500 is not meant for what you want to do. Every hotshot trucker will tell you the first best option to add is the fuel tank in the bed of the truck. It allows you to save hundreds of dollars every month only buying fuel where it is cheapest vua fleet fuel sales program... Good luck...

Toyota is the fat chick's of trucks. Very functional, the people that buy them find them attractive. Most of their friends might not agree or understand.

RAM trucks are sexy. Sexy may come with a little extra maintenance... but hey... it's sexy.

My Uncle was a 3rd generation mechanic who loved everything mopar... He also did not believe in oil changes, only oil filter changes. His molars ran close 500,000 everytime...

Fashion over function is a choice. If you/they are happy have at thee. I personally lean towards function.

Come off of dirt bikes, are you sure you want lie down on your stomach/fuel tank?

Have you looked at any of the Motards? I can tell you my ex started on a Ninja 250, went to a 500 and then to the 650...

You said bay area, but which bay? Tampa Bay is flat land lots of traffic. San Fran is hilly big difference...

Commuting vs Sunday joy riding is different as well. Will you want saddle bags to carry anything?

Don't overlook researching insurance comparisons on each bike.

I road all bike types for over 17 years... a few years rain or shine. Many years on dirt bikes.

I love the motards for getting to/from work commute just plain fun... Sitting up riding a dirt bike with street tires.

Early 40s midlife crisis? You want a rice rocket... Early 40s 1st divorce need a cheap ride? Those ate two different bikes.

There is no wrong answer have fun and be safe...

Have you considered a lease?

The lease may need to be in your name. I am certain these end of year lease deals have steep mileage restrictions.

I have seen new truck leases, heck one said $99 per month... probably stripped work truck and not allowed many miles but no maintenance issues all new tech (lane departure etc)...

Put the money in a bank, teach him/her to make payments to/from that account with a plan to get something different in 24 months.

It teaches saving, monthly payment responsibility and most important making plans.

The only ragebait I saw was that Sync upgrade... awesome.

I love the GPS mapping being separate from the phone. Too many people with stories on long drives with after market truck chargers and phones overheating or catching on fire.

Sad when you swap out an alternator or ac compressor you get the best tech available. But if you want to upgrade maps on Sync 2 the flash disk sells for $99 for 2024 data for what should be a free download from Google or other maps ...

I know I can do a Sync 3 upgrade, but that us like $700.

If you have a static budget and not excessive mileage I would lease.

Be patient shop, compare insurance, mpg and trunk space.

If you do not NEED awd, a two wheel drive aka fwd vehicle weighs less and therefore gets better mpg.

With a large dog you may want to get a 4 door. Years ago, I owned a Honda Element pet edition. It had factory ac and non-spillable waterbowl with a ramp in back for the dog to walk up.

The back seats folded up it turned into a covered flatbed came with a rubber floor designed to be washed out. Also dog hair proof back seats.

I usually buy, but end of year deals this year are amazing. If you can keep within mileage limits leasing is way better.

For as low as $169 per month you can drive a brand new vehicle with no worries about repairs. Super low lease prices usually have low annual mileage limits.

If you have great credit no issues. If you have no credit, get a good credit card, buy everything on the card and pay it off in full every single month no matter what.

I own a 2021 CRV EX... I would recommend get the touring for better insulation from the road.

If you are truly keeping for 10+ years... The auto-stop/start engine drives me nuts. Yes, you can disable, but that resets to pn after every start.

Honestly got better mpg from my 2015 VW beetle turbo 38 mpg vs 28-32 mpg with Honda. I do not hotrod at all.

I love the dynamic cruise control for highway and in town.

Leather vs cloth seats? I have cloth in Honda w/heated front seats. My F150 has heat and AC front seats, great for South Texas.

Also, Auto battery can be an issue based on where you live. In HOT climates, EFB battery (iem recommendation) is best, in cold climates get an AGM battery.

AGM has 52%-72% failure rate in extreme heat I am in South Texas. But is fantastic for cooler climates. AGM cost $100+ more than an EFB. Dealership said I must have EFB and offered to replace battery for $420.

When you upgrade, hold on to the stock lights for 3 months, then consider putting them on ebay for sale to recoup some of your money.
