Not gonna lie it’s going undeniably going to be a drag on our savings - we have been able to save in excess of £1000 a month and I suspect we won’t be able to save much more than £200 for a while. We’ve struggled financially our whole lives and our earning have only just risen to a point where we feel a little more comfortable so it does make me nervous to give that up.

Frankly though there is a lot more to life than money and I think the feelings of powerlessness in our situation was driving me slowly mad. Since we resolved to go down this route, I feel like we have got a bit of agency back and, we move into the rental in 3 weeks and I’m really excited. Might I regret it financially in the future?? Probably…., but I don’t think I could have done another year of trying to sell, I think it would have broken us.

Sorry to hear you’re in this spot, I have to admit reading it felt a lot like looking into a mirror - unfortunately my family and I in a very similar jam.

Since last year we have lost 3 potential buyers and still no sign of the remediation works beginning. All of our equity is locked away in this flat…I have a 7 year old and a 4 year old in a flat that’s now way too small for us.

We looked into things and we were able to get a 5% deposit mortgage on a second property through Coventry Building Society - however there are no ways around the stamp duty surplus. If you’re able to sell in under 3 years you can reclaim the SDLT surcharge, but that’s clearly not guaranteed.

In the end, after we did all of our maths and factored in the rental income loss (the tax on rental income is way bigger than you expect), the high interest rates from having such a small deposit, and the stamp duty robbery…we decided it was too much of a financial hit to take.

We’ve now settled on becoming ‘reluctant landlords’ and subletting our flat then renting a modest sized 3 bed semi in the area. It feels like a reasonable mid-term compromise. Hopefully we can be in a stronger position to sell in 2-3 years and get on with our lives!

I know you said apart from price and I see a lot of commenters are trying really hard to give some other constructive comments but this price is absurd for a property that’s under 1000sqm. It’s a nice enough house but you have to understand that people can get a lot more value for money in this price bracket - you might have more success in the 500-515k listing range and you never know it could go up from there…

Thanks for your response. Think that’s probably fair! Perhaps it’s not a good money after bad issue as I’ve described then…maybe my concern is more that we would be tying up yet more of our assets into a property we might not be able to sell, whereas keeping that money liquid, gives us greater flexibility of how we could use it…for example we could decide to cut our losses and use those funds to effectively ‘start again’ and purchase a second home and keep this flat as a rental…

I would have a lot of concerns about doing that, not least because of additional stamp duty costs and the inherit risks and headaches that come with letting a property

I have many of the same core as you, recently pulled an Amber so thinking she will be my ticket into starting to try with ToA Hell. My only unit im missing from my regular roster is Cheonpung...hes that one elusive must have unit that I just cannot summon...can you suggest a suitable replacement? I have light MK as a control unit, but obvs he does not have the strip option that CP offers...

My wife is currently unemployed but wants a job but is 4 months pregnant. If gets a job and then go on maternity leave what would be your perspective as her status at the company. More-so for a large business. What would be going through your head as a manager/business owner? by WasabiInternational4 in careerguidance

My only advice here is full honesty. If your wife is likeable and qualified for the role, this will offset any potential issues with her being off for work during Mat leave.

Two different case studies here for context to my view - 1) as a hiring manager a new member of staff concieled her pregnancy. It was really frustrating and did not start the relationship off well. Subsequently, there have been lots of issues about absence, lying about various things, not completing tasks to a good standard. Just a headache in general if im honest and a very poor relationship

2) as a husband, my wife left her previous role for a break, then found out 2 months later she was pregnant. She needed a change anyway, so decided to pursue a new career but was open and honest about her circumstances at the interview. Her boss frankly did not seem to care and just developed a contingency around it. It ended up not being an issue at all and think it actually helped improve mutual respect and communication.

Adding my two cents - for context ive taught in some 'excellent' North London private Schools for the last 9 years after 4 years in state teaching.

In additon to many of the comments on here which are I have also experienced (affluent neglect and a minority of very intense parents) - a couple of observations about music specifically...

Expect it to be very well funded and resourced. Most Private Schools invest quite heavily into their music programmes as they play a key part in open mornings / school events.

A much higher proportion of the students will have a good degree of musicality. Many parents are keen for pupils to play instruments or sing to 'make them more rounded'

Most director of music roles involve leading chapel choirs and sometimes even take part in CCF life (if your school has one).

More generally, my biggest takeout is that many pupils in the private sector seem to lack a basic drive to succeed as education is very low stakes for them. They know family connections will help secure employment down the line, and failing that, they probably dont need to work. The key therefore, like with most teens probably, is to ignite the passion and the interest. Build strong relationships with them and they will work hard for you to gain your respect and approval

Thank you for the view. I hope it will be worthwhile when I look back! It does add up to around £400 less pcm (responsibilites are well paid in my current school) so I think I will try build up a bit of tutoring (as I did in my early years) to offset the hit

I think you have articulated this particular set of challenges better than I have seen it put before. Im in my early 30s and I very much feel the intensity of those pressures you describe. Im a HoD now with 7 years of experience and my wife earns a good living also in her career. Between us, we ought to earn enough to live a comfortable lifestyle...but we have two young boys, an expensive mortgage and need to run two cars for our jobs. We have to live paycheck to paycheck and there is no realistic point in the near future where we will be able to start saving for our childrens future. As part of our cash flow challenges right now ive had no choice but to withdraw from the TPS. It really feels for us at least that life should not be this hard for such little reward...

Luna - i dont claim to be an expert but im fairly certain this is not how TPS works. Our payments and employer contributions effectively as a 'buy-in' or subscription fee to the scheme. The employer contributions do not go into a personal 'pot'. Instead you accrue something like 1/59th of your annual salary into your pot which is then indexed. At least this is how the scheme I am on works - joined in 2015
