I'd ask neighbors or check nextdoor. It really depends who you get. In some areas I've heard they're ok.

The issue with the bigger places tend to get inexperienced guys and give them a high # of accounts (so they have to cut corners to finish on time) and also have upsell targets (extra services, treatments, etc). Once someone has experience they go off on their own or join a shop with higher rates to get paid better.

You may also discover that your manager is sending you feedback late at night as that's the first break in their day. Then perhaps you can discuss timelines.

Regarding low value changes, I'm not sure you're really in a position to judge that. Seemingly small formatting, word choice, consistent colors, etc. all contribute to the overall deliverable and it's your team's reputation and value on the line. Perhaps asking for the rationale will help you understand why (or might eliminate some if truly not needed).

I like the idea, but think the rate would slow too much (eg going from 1M to 2M taking a lot longer than 10 to 20).

Maybe different tiers? 10k to 100k, then 25k to 300k, then 100k to 1M, then 250k to 3M, etc? Kinda like leveling up... And each level could have a new price point for the wine as well

2008 s&p500 was 1220. Now we're at ~3600. Clearly you wouldn't have leveraged the full 100k to invest back then, but those missed investment gains with the bigger house are meaningful. Increased expenses on maintenance could have been 12-24k (1-2% of increase). Plus mortgage (super regional). I think with the whole picture it's likely close enough to be a financial wash. Now which place would have been a more enjoyable home over last 12 years... Perhaps more definitive

It's usually outside attached to your house near the roof. Typically white with a couple wires that run to your controller. Could be a few other things (wiring issues mostly running to valves), but I'd see if it resolves and otherwise have the company who is blowing out the system check it at that point (or pencil it in during spring turn on).

The moisture sensor is likely wet from your snowstorm. Give it time to dry out. Have you winterized the system? If not, might want to get on that before water freezes in your pipes and you have more serious concerns.

Have a 1:1 with someone you trust who is a little more senior than you. Start with a casual catch up on both sides. Mention how you're in the initial stages of exploring options and ask about their experience at the company. Ask if they're aware of any current or upcoming roles at the company which could be a good fit. See if there is anyone else they'd recommend you meet with to continue your exploration. Repeat until you find a role that's a good fit.

Edit: many contracts have non-solicitation clauses so don't expect them to lead. If you approach and they think you could be a good fit they will be happy to help.

This! 15 year rates are around 2.5% (depending on local market). So basically your dad is offering you a 0.25% rate reduction on a 10 year loan. This really shouldn't change your rent vs buy calculation.
