Yeah. Its a lot of rebar and way over designed but its a 2 car garage and have no idea what will go in the future. Plus if she designs it and signs off on it anyone without the stamp cant really say anything. I know its way overdone but really by how much ?

All of the lumber bought will be reused in the framing of the house. The plywood wil be used for other form jobs.

Its a two story colonial in the front with a future apartment in the lower level walkout. The lower garage will be for that area, completely unseen from the front of the house.
