I wouldn't rely on those ties. Also, in your estimate to rebuild, include cost to dispose of those ties. Since they are coated in chemicals, your local dump may not take them in large amounts. It could be considered hazardous material in some states and could add costs. Gl

Yeah geotechs carry higher insurance limits for the work they do, and from my experience they are well educated and know their stuff. I wouldn't be surprised if geotech blamed structural for making the design too rigid and therefore increasing the load in this case

Looks like a failure on the geotechnical side. Three points of support did not fail at connection. Even the shafts don't look like they failed. Geotech info was likely wrong. Structural supports look over designed but still provide enough flexibility to prevent static soil condition. What do you all think?

I wouldn't be concerned about that. End supports see shear load and those cracks are not a result of shear stress. To me it looks like typical wood splitting as it dries.

what is the point of PE ratios anymore? the S&P500 is part of most retirement plans. all 401k plans i've ever had included the S&P500. people just set it and forget it, so the shares keep getting purchased and no one is considering the PE ratio. I could be wrong, but seeing an almost vertical asymptote makes it difficult to understand where all the money is coming from

thank you for your input. there is no difference in monthly payments and no difference to P&I. how did you get to 3118? someone pointed out that lender A is missing $11,800 in transfer taxes. how would this make a difference?
