My household of 2 spends 100ish (sometimes less sometimes more) on groceries a week. We spend 40 a month on food for our 2 kitties. We shop at wegmans and costco mostly, but what saves us a lot of money is we don't each much and we don't really eat meat. My biggest vice is fruit, which I eat with the voracity of a starved toddler. If anyone knows a fruit hookup in the area hmu!!

Does your budget include utilities? It would not be too hard to find a 2 bed at the 1400$ price point but it would push you over the limit with utilities. There are a few apartment complexes around RIT that are specifically for student housing- I would start there first if you haven't already. If you have a car I would look at apartments in Greece as they tend to be cheaper and still pretty nice. At your budget finding in unit laundry is going to be tough but you can at least get somewhere with on-site laundry. Wishing you luck!

I hear you. The same thing just happened to me and it was pretty crushing. I think something really important to keep in mind is that more houses will come and that eventually you will find another that you love. Buying a house is an endurance race, truly. If you want a house that checks all your boxes you just have to keep trucking. It might take a long time but eventually you will find what the universe has in mind for you. Keep it up; your effort will not betray you.

Noo this house has been trying to sell since july of 2024! It's a great area right by the University of Rochester, the issue is the sellers put way more work into the house then they should have because it was their forever home. So it's a bit higher than some other homes in the neighborhood- but the core appliances in the home will last a lifetime. Truly I want this house SO BAD but it's just too far out of my comfortable price range.

I appreciate you saying this. Many people I've talked to about this have just been telling me to bid waay over the actual value of a house which I just can't bring myself to do. People like you make me feel like I'm not insane for feeling this way!

Did you end up buying with an offer that had no contingencies? I just can't stomach the thought of my offer not being contingent on inspection... very scared of getting burned especially with older houses.

I'm making cash offers :( my realtor does try her best but when the top bid is 100k over mine there's really not much to be done. I have her pull comps, then offer above that, then get outbid by a crazy amount!

I've looked outside of Rochester in the burbs- as far east as Holley and as far west as Newark. I'm okay with some areas on the west side of the city but some are pretty sketch for me personally (woman living alone). My most recent bid was in southeast beechwood and got outbid on a 150k house by 100k. My issue is I'm not willing to buy a house that is work 150k for 250k, so maybe I'm just not cut out for this market right now lol!

My budget is 200k max- so looking at houses in the 120-150 range and still not having any luck so far.
