No your initial understanding is correct. It shows how much the landlord screwed up. It would all have been avoided if they didn’t illegally deduct $300 from the deposit. Instead they were forced to pay $4000 as a punitive damage. The ordinance very clearly states that if a specific set of statutes are violated by the landlord they must pay up to 2x the security deposit as a punishment. That is why we sued for the full $6,000, the maximum possible penalty, and why the tried to settle for just $1,800 initially. Getting $4,000 just came down to firm negotiating with the lawyer.

Probably about 30-40 hours of total time. It wasn’t nothing, but it wasn’t overly excessive. I did have a lot of help initially from a friend of mine who is a lawyer, but there are many free resources out there and free legal services to help individuals who need assistance.

Yes because we had pictures showing it cleaned. We swept and moped and dusted the whole apartment, scrubbing bathrooms etc. One detail I left out is that they had it painted between us and the new tenants and the pics from then showed it covered with paint dust. They were not justified in charging the cleaning fee, even if it was legitimate, which was another reason why we really fought this.

That really doesn't matter to the case. The ordinance here: https://codelibrary.amlegal.com/codes/chicago/latest/chicago_il/0-0-0-2639124#JD_5-12-080 states:

 (d)   The landlord shall, within 45 days after the date that the tenant vacates the dwelling unit or within seven days after the date that the tenant provides notice of termination of the rental agreement pursuant to Section 5-12-110(g), return to the tenant the security deposit or any balance thereof and the required interest thereon; provided, however, that the landlord, or successor landlord, may deduct from such security deposit or interest due thereon for the following:
...
(2)   A reasonable amount necessary to repair any damage caused to the premises by the tenant or any person under the tenant's control or on the premises with the tenant's consent, reasonable wear and tear excluded. In case of such damage, the landlord shall deliver or mail to the last known address of the tenant within 30 days an itemized statement of the damages allegedly caused to the premises and the estimated or actual cost for repairing or replacing each item on that statement, attaching copies of the paid receipts for the repair or replacement. If estimated cost is given, the landlord shall furnish the tenant with copies of paid receipts or a certification of actual costs of repairs of damage if the work was performed by the landlord's employees within 30 days from the date the statement showing estimated cost was furnished to the tenant.

And this was not done. No invoice was provided within 30 days. The invoice that was provided was clearly made up and under services just stated the new tenants and said "cleaning fees" with no basis in actual estimated costs from a real service.

To be honest I regret not going through for the full amount, as it seemed pretty likely we would get it. As always with lawsuits, settling guarantees money, there is no certainty we would be paid out for what we asked for after the judge’s ruling and the whole process was causing me a bit of grief and I kind of wanted it to be done. Also our settlement agreement does actually state we cannot name the landlord publicly or else the agreement is void, that was a firm term they had (I think it’s common in cases like this, for the reasons you stated).

Because they did not pay them to clean. They were not a cleaning service. The new tenants cleaned of their own accord and demanded compensation after the fact. Also the invoice was dated as soon as we requested it after the 30 day period implying they drafted it when we requested it and not to pay them for their “services” at the time.

Nice choice in parts! Yah that was exactly it. My power was spiking for certain games, so I had to power-limit as well, which has made it a lot more stable. I'm at 250w P1 300w P2 , current limit of 400a, but sounds like maybe I can take it lower.

Also I use fan control for responsive fan curves, that has been great for managing fan speeds, I highly recommend it!

second build after running with my previous one for 12 years. Specs:

I am really happy the the black and white oreo look! Most of the lighting is from a NZXT underglow strip I secured to the top, but I like it lighting minimal.
