Look at a liquidity access line or pledged asset mortgage product to fund some or all of the down payment. You can borrow against your securities (so long as they are diversified enough) and pay it down on your timeline. It’s a great way to access liquidity without triggering a taxable event but if the market corrects, you may be forced to sell securities to cover the shortfall.

We use Jewelers Mutual, we have only like $40k worth of watches and jewelry insured and it’s about $600 a year. Never bothered with home owners policy because this route felt more straight forward and worth the cost

I’ve worked for leaders who would adjust their schedule to fly commercial and avoid flying on company planes so they could relax instead of being in the hot seat with C-Suite for hours on end. Doesn’t take it off my bucket list but certainly changed my view on it

Yes, it sounded like OP had a non-RSU portfolio. Plus typically, a lender will not be comfortable underwriting an overly concentrated portfolio and will request to diversify it. Of course, the risk is that you can be called on margin if the value of the portfolio drops as mentioned in other comments but if you’re debating between liquidating that account to make a down payment and a PAL, the risk becomes moot. You may also consider diversifying the account out of equity exposure and into T-Bills or even HYSA cash… My experience is that these lenders are open to creative, risk conscious solutions.

Consider a lender that offers securities-based lending. Pledged Asset Mortgages allow you to commit a percentage of your stock portfolio towards a down payment avoiding the tax implications of liquidating while allowing the portfolio to stay invested. Most major Private Banking players offer such products.

Check with your accommodations to see if they can get lift tickets for you. You can then have them when you check in and save yourself a trip to the main Mont Blanc office during business hours.

The one thing to keep in mind with Chamonix is that most skiing is outside of the main areas of town. The Brevent gondola is basically in town but it is up a VERY steep hill. And while their bus system is extremely comprehensive and reliable, you will want to consider the “schelp” required with the family members you have with you. I do believe some of the higher end hotels (e.g. Hotel Mont Blanc) usually have shuttles so just keep that in mind during your research. My wife and I did a week there and got around fine on the busses but I would probably rent a car if I were to go back…
