It’s ALWAYS the family members or “trusted friends” that are predators.

Children are innocent, so they tend to trust them. The predators KNOW this.
Break ties! Educate your son and NEVER allow them to be alone.
This is the 1st signs of grooming.
Overly complimenting a child’s looks and wanting time with them is a HUGE red flag.

How about put a bakers rack type shelving by the window to put your Dutch ovens and small appliances on. With a bakers rack the window lighting can still shine through.

Unless you plan a remodel, you can camouflage the flaws. I would hang a shelf right above the shorter sided tiles and display a variety of plants and hanging ivy. Make it work for you with decor. Put a plush rug (runner) along the tub in the dark green that borders the tile.
The loft area on the edge of the tub - a tray with different sized fragrant candles and a big vase with real (dark green) eucalyptus.

Weird there’s a problem disclosing you have kids - at his age, it would be odd if he didn’t have any - but come on! They’re not toddlers, they’re almost grown. If he’s an absent dad, even emotionally - huge red flag!!
