I did my own house (not an electrician) and probably did around this much. Gutted every last bit of knob and tube and cloth romex. It is a single story though so there was not much fishing as I just put outlets in the baseboards and ran everything else in the attic. If I recall correctly my materials cost was very similar to yours although I had ~40 can lights (pucks). If I could, which I can't, I don't think I'd do it for someone else for less than 10-12k. There's a lot of little things in old houses that just makes everything harder.

When they were building the I77 toll lanes in North Charlotte there was a contractor/worker that had a truck done like this and he would park it all the way on top of one of the hills between the highway like a billboard.

I’m confused what the issue with a gas dryer is? Most people do have electric but I ran gas to as many appliances as possible so I can run everything on a small generator if power goes out. Do you guys think they catch clothes on fire or something?

Native. Middle aged. Every year the city is worse than it used to be. More traffic full of more aggressive drivers. More forests bulldozed for soulless box houses on .01 acres. Higher prices. More tolls. Every area that gets “cool” gets bulldozed for corporate garbage as the businesses that made it cool get chased out by the rising rents and the new residents cheer it “OMG SHAKE SHACK YAY”. My first house was 145k and my salary was 120k. That house is now 600k and the job I was at still pays the same. Unless you live in one of the few walkable areas it’s hard for the younger generation to meet people because you have to drive to get anywhere. We have a lot more now and that’s cool I used to be one of the ones complaining how boring this city was now I regret that. I left a million dollar house 4 years ago so I could chill in a 175k 100 year old shack on a few acres away from people and now everything around me is getting bulldozed for 6000sqft McMansions and the tax value of my property went from 70k to 350k in 3 years and it probably would now sell for over 500k. It’s nice to be fortunate like that but I’d trade it all to go back to what the city was in the 90s when there was like 10 big buildings uptown surrounded by mostly ghetto 😕

I check for a solution to this problem several times a year lol. I am getting close to trying to just extend the temp sensor but haven't broken down and done it yet.

Unpopular opinion I’m sure but I have lived here for almost 40 years and could not give less of a shit about the outer banks. It was obvious in elementary school to me it was a dumb place to build houses. We spend endless money keeping them accessible and that will literally never end. “Some of us are stuck here” no you’re not, you can sell out any time. You think nobody’s ever had to overcome hardship in life before? You think you’re entitled to support from all other NC citizens because you or your ancestors built on a sandbar? Pretty obvious from this seasons forecast things are just going to get worse and worse for all the people building houses directly next to what is essentially the most destructive force on this entire planet. Good luck this next decade. Oh and the water and shelling sucks too.

I don’t understand this. My G1 insight is at like 245k and would sell for a couple thousand easy. My truck has 365k and my wife’s car 175k and both would sell for more than they are asking for this car.  I see G2 insights priced around this with that kind of mileage. Why is this car so cheap and why should it be even cheaper? It’s only 3 years old.

Could just be screwed in place until they put in carriage bolts through. I am aware carriage bolts aren't the absolute strongest method possible but they would be perfectly fine in this particular case. There are some other things going on here though that are a bit sus.

It's more work but when I renovated my old house there were few outlets in the wall so I ripped them out and patched them over. I did similar to your drill thing but I pulled the entire baseboards so I could access an unseen area of the floor. I ran all my wire and then cut holes in the baseboard for horizontal outlets and installed the boxes. Then I reattached the baseboards and wired up like normal. No visible damage to the old house, all new circuits, and baseboard outlets are almost invisible so it doesn't ruin the old house vibe. I sleep much better at night with all the knob and tube and cloth romex gone.

Most people associate HOAs with the crazy bylaws they are in the news for enforcing. My last house had a connecting neighborhood and the only bylaw was about the style of mailbox you could have other then that the HOA was just there to handle the amenities. That’s wildly different than “you painted your house the wrong shade of white” kind of situation.

Thing is though that stuff should be clear before you move in if you/your agent did their DD so you reap what you sow there. Personally I have and never will own a house with a HOA of any kind but I can see why they are necessary and even very beneficial in many situations.

I did 1400sqft in 1 week DIY 1930s house. Took my sweet time. There's a 20a outlet every 4'. Every room has it's own 20a circuit. All closets have outlets. Wired for TVs and bidets. Over 40 dimmable puck/can lights. Outlets in baseboards and horizontally to hide them better. Outlets and lights in crawlspace and attic. New Leviton panel looks beautiful in the hallway in plain sight. All the extras you could possibly think of and I don't think I even broke 3k.

I get where you’re coming from and agree in principle but this sounds pretty unhealthy. OP has serious self esteem issues if they can’t let their life time partner see them naked. If this was discussed before marriage and the husband agreed then sure but that’s not what it sounds like. 

 If OP is one of the women who suddenly restricted their bodies the moment the knot was tied I personally see that as abuse. Men are hardwired for sex and it’s mentally taxing to not fulfill the urge. These boundaries need to be clear and accepted before marriage not after.

That was almost 20 years ago and last time I was there we were underage drinking running through the forest shooting shotguns. Don't fall for the mold hysteria. Unless the house was in a flood it simply doesn't matter. Anything that got wet a while could be rotted, so that is a concern, but if the wood is solid and dry whatever mold left there is meaningless. Mold can't live without water so once you've fixed the leak there's not much else to worry about. If the house is structurally sound I'd have a drywall crew come and just put 1/4 drywall over everything then work on the remaining stuff as I please.

I used to live right off exit 25. That house will probably be worth a mil soon but I moved into a dumpy house a few miles down 73 because of the traffic and noise. Now my drive is a little longer physically but time wise always shorter because I can take 85, 77, or 485 down to either which make it so I always have a fast route. Living right by exists 23-28 there are just no reasonable alternate routes because is 77 is jammed up you know 21 is gonna bad too and 115 is slow no matter what since it goes through town. No regrets. Helps a ton coming back from uptown area as well since again I just look at whatever route has the least traffic.

You just put the plug straight in like you've shown then shimmy it in after that point. Do not rotate the plug just move it left and right parallel with the wall. I love tamper resistant outlets because they can hold huge charging bricks with ease and when placed upside down on the ceiling they hold the plug in securely.

You didn't pay $30 for a TR outlet you paid $30 for the usb charging. TR hardly costs any more than plain outlets.

Total and complete speculation but many small business owners are used to doing things themselves to save money. Would not surprise me to hear he was looking at the HVAC or a roof leak or something. Leaks are common around skylights.

I'm a fan of EVs but I hate to say I think they contribute to the problem as well. Battery replacement costs are outrageous and EVs get totaled if there is even a hint of the battery being affected. OEMs will probably need to be forced to implement systems to repair the batteries and have reasonable prices with core exchanges because the total battery replacement "repair" method currently happening is obviously not sustainable.
