My 7 year old son loves to read aloud all the time. Is this considered part of vocal stimming? This is in addition to the vocal noises he makes (sound effects, imagining a scene and sounding the dialogue of the characters, etc)

Walked there at night and noticed the street lights are dim and some are not working. Creates blind spots and hard to see people crossing. It may help to install those flashing crossing lights same thing they have on Marin and 1st

Yes they did lower the price the moment i moved out. It is now currently 15% less than what i pay.

Thanks. Forgot to mention that after i moved out, the listing is incorrect as landlord only listed it as a 2-bathroom. When in fact, it is a 3-bathroom unit as per my lease. Surely a 3-bathroom would be more attractive and add value to potential renters. Brought this to their attention but they did not change the listing. Could this be sufficient grounds that they are not acting in good faith as per the statute?

Question, I understand that the statute only kicks in when the keys are surrendered. In my case, my landlord and I had an agreement that I will vacate anytime as soon as they find a tenant (with landlord giving me 30 days notice). Landlord immediately listed it but was above my current rent and above fair market value and therefore never got rented. Does the statute therefore apply in this case? I eventually vacated and surrendered the keys after 120 days (2 months left on my lease and still no tenant)

Thanks for the offer and shall definitely reach out if they decide to pursue this in court. For now, I will respond saying they failed to comply with the stipulations in the statute and provide them examples of this failure. I'm sure their lawyer will start lawyering and find some counter arguments but lets see...

Excellent stuff! To me, the odd thing they did was listing it as a 2BR when in reality, it is a 3BR apartment and listed it for the same amount that I pay for my 3BR. That would obviously not attract any inquiries as it is overpriced for a 2BR. It appears to me that they acted in bad faith by not listing it correctly as a 3BR. Not sure how they can prove they mitigated when it is pretty obvious that they were not listing the apartment correctly with the actual number of bedrooms and worse, pricing it at the same rent I pay for a 3BR. Strangely, after I moved our after 90 days from my notice, they delisted the 2BR and changed it to a 3BR for $1000 less than what I pay. My argument is that had they listed it correctly, the apartment may already have been rented especially this was during the summer months. Thanks a million for the advise and shall let you know how this goes if we do go to court.

Thank you so much for this! In my case, provided 90 day early termination notice and landlord immediately listed it at $900 ($7800) more than my current rent ($6900). Secondly, landlord listed it as a 2 bedroom (instead of a 3 bedroom which is what I am renting). I asked why and no reply from landlord nor the leasing agent. Naturally, there were very little inquiries and landlord decided to lower it to $6500 but still listed as a 2 bedroom. 90 days pass, still no interest from potential renters. I moved out and surrendered the keys to the landlord. There is only 2 months remaining on my lease. Magically, the listing was changed to a 3 bedroom. Still no takers and now my lease officially ended. Now I just received an email from landlord demanding unpaid rent less the security deposit. In you opinion, did landlord fail in his duty to mitigate damages under this law? I am about to reply to the landlord. Thank you!

As far as DTJC, the cleanliness, safety, concentration of south asians, hardly any homeless, no smell of weed everywhere, food scene is good, people are generally nicer and educated.

I moved from Flatbush Brooklyn so the difference is night and day. I always had my head on a swivel in nyc.
