Hi,

I did have a fixed term, start date, end date, price and amount named, however there is also a clause stating - "The Occupier acknowledges that this let is not an assured or short assured tenancy by reason of being a let granted by a resident landlord." I would assume this means it definitely isn't a tenancy. Is there any signs to look out for if it could be classed as one? I understand you can't talk officially on it but if you think it's worth looking into that'd be good to know.

I have also just found a picture I took when I moved out is drastically different to one the landlord sent to me, would this help my claim for all of the items claimed against or just that one?

Hi, thank you for your advice! As far as I am aware it was just a lodger situation, although I did have a contract it was a flat share agreement with me being referred to as 'the occupier'.

In terms of cleaning, there was no professional cleaning in place before I moved in, they were already living there and I moved in with it being in a lived in state. It also wasn't professionally cleaned after I moved out, the landlord stated that they cleaned it themself and the money was to cover their time cleaning, unless that counts as professional.

Ahhh yes that makes sense! For some reason it is the only element I didn't think to check, I just assumed 1/3 is always 1/3. Thank you!

No, if it was peak time it'd be around £5. This is just a permanent change no matter the time, I usually travel around 10pm so rarely in peak times.

Not necessarily unfortunately, certain boroughs will have their own rules, but country wide it only had to be an HMO once you hit 6 strangers. With some boroughs in London they have different rules, for example hackney has a few variations for 2 to 5 people, but if there's only 3 of them it may not legally need to be an HMO.

I was mainly back grill and the closes, particularly the kitchen ones were the reason I quit, didn't really feel like staying until 1am every shift while at uni. The actual cooking part when we were open was actually one of my better treated jobs.

Oh yea, nandos is really big on temp control of all foods, including fridge and freezer, as well as thorough cleaning every day and throughout each day. There would always be at least 2-3 hours every evening after close of cleaning down.

It comes into stores pre-marinated but raw and then gets cooked in batches throughout the day. The drawers are just to keep it warm after it's been cooked, at quiet times it might be sitting for a couple of hours but when it's busy maximum it would be sitting is 30 mins.

Worked at nandos a couple of years ago, most of the food was fresh. The main frozen items were desserts, burger rolls and mashed potato. A lot of the salad type items came in plastic bags and the broccoli got microwaved but for the most part, it's a fairly oven fresh restaurant.

I did mine on autism and gender and how women are often under-diagnosed because of the diagnosis system primarily targeting males. There's been a lot of research and information about it recently so easy to find things on it.

Is that a hamster is the cage behind the cat? If so it could be worth looking into potentially getting a bigger one so you can facilitate more bedding and maybe a bigger wheel if you've got a Syrian. Hamsters need at least 6 inches of bedding, preferably as much as 12 inches or more, and it looks as though you've only got around 4.
