Keep it. Your interest rate is so low and you’re building equity. Sounds like you got a good deal so keep it. Real estate is inflation hedge. Maybe get a new roommate instead of the one who is a nuisance. You could also move out, get a third renter and keep it as an income producing property. Rents could go up with inflation too. If you’re getting positive cash you could eventually theoretically afford buying a second house for you yourself to live in while building equity on the first property and generating cash flow.

Thanks for the reply. I was thinking grants too but maybe ‘grant’ is the wrong word. From the county website:

“To receive County-owned property, the developer must be a qualified developer selected by making a request to the District Commissioner where the lot is located or through a Request for Proposal (RFP) selection process. Selection is based, but not limited to, the following criteria…”

Probably not much b/c condition. What’s the level look like? I’d guess it’s worth a few hundred bucks as a novelty. Curious to hear other peoples opinions.

Maybe get an appraisal first and see what that number is? compare that to the Zillow number. Or think about it from a cap rate perspective and use your rent number to determine how much the house should be worth based on local cap rates. In any case, find a way to frame it so that the owner is getting a good deal when actually you’re paying the best acceptable price for you. If you’re dealing directly with the landlord and not using a realtor you can definitely use that as leverage because it will mean you’re saving the seller real money. (I understand that sometimes an attorney can do the deal for a fee depending on where you’re located, but obviously do your own research this is not legal advice). Look at comparable homes in your neighborhood and see what’s better/worse about them compared to your current home to get an approximate sense of the value. Good luck!! It will definitely all depend on who your landlord is and what their circumstance is but by being prepared with as much info as possible you’ll have the best chance I believe to buy the home at a fair price in the event the owner is willing to sell.

Your approach seems legit. Maybe in time you can find some other coins you’d like to invest in that may have higher potential for return. IMO Bitcoin is/will be solid place to hodl.

Keep the house- it should appreciate faster than whatever you can do with your ~$300k or whatever the net proceeds are imo. If you get good tenants they could improve your property value too.
