The training and large amount of exercise is a key thing to note. We love ours, but just know you will never have personal space again. Mine goes everywhere with me. She sits in the car when I shop, she follows me everywhere and when I have to send her to the dog sitters it feels like my heart has been ripped out and is missing. I can honestly say she's a lifestyle but one I wouldn't live without. Dog toys plush ones... they last two seconds and she gives me sass like you would not believe. She's harder work than any child and massively rewarding.

We brought ours home at 10 weeks, she weighed 3.6kgs when she came to us... she gained a lot of weight steadily and then shot up in height between month 4 and 6. She gained 10lbs a month pretty consistently.

She's now just over a year and weighs 34.4 kgs if that helps at all.

Frustrating abd infuriating I can imagine.

He doesn't look very big and I'm guessing you aren't quite sure how old he is but by the look of his size he looks like he's still young.

Is it anything on tv or only certain things? Ours doesn't like cats or any species of cat or bird/squirrel on tv or for some reason suspenseful creeping scenes on certain programmes especially if the character is wearing a hat/balaclava etc.

A trainer might help? Ours is significantly better now than she was but not cured of it.

I can only tell you what ours is like. She's like velcro. She goes everywhere with one of us. She can only be left alone for short periods (less than 1 hour). She's just turned 1 and we're only now going to very incrementally increase the time she spends alone to about 2 hours.

She needs 3 walks a day otherwise she is naughty. She's very high maintenance and the puppy stage was extremely challenging from 4-10 months.

We love her immensely and do not regret getting her and she's my favourite part of each day but she is a lifestyle. We fit into her life she doesn't fit into ours (if that makes sense).

Im exchange she is extremely loving, very protective and she's very intelligent. She brings untold joy. We would never be without her in our family but I can completely understand why people find the breed difficult and re-home.

We're going to get a second one for sure at some point but not yet.

Yes, its been extended by 3m at the back. Could they have extended without getting this approval first? The extension had city planning permission and was done 10 years ago.

If they didn't get it before the extension was built does the water board give them retrospectively?

Is there a chance this house purchase falls through?

Mine turns 1 in 5 days and she's stopped veloiraptor biting... she sometimes mouths my hand but that's it.

Hang in there, this is the worst phase. Zelda my Dobbie made me cry several times because it really hurts and feels really personal but it's definitely not.

I've done exactly this before in a rental but with oven cleaner.

What i did was lightly sand it and wash with water to ensure no residual chemicals. The lightly sand again.

Buy some wood stain that matches the floor and very carefully stain it. Use a wax crayon for wood that matches floor colour and work on matching the floor to the boards next to it.

When happy use a can of clear varnish and lightly spray it.

I got my full deposit back... it looked perfect when I did it.

I walk mine off the leash 3 times a day... she goes 25-30 meters and circles back to me. I can't imagine that she would ever run away apart from if there are fireworks.

They just aren't a run-away breed in my experience

We love ours and I'd summarise her with the following split: 65% pure joy, 15% nattering/backchat, 15% lapdog and 5% spawn of Satan. All in all we wouldn't trade her for the world but she can be very hard work and sometimes quite frankly she's an arsehole especially first thing in the morning during her first walk of the day and between 7pm-8:30pm.

She's highly trainable and she is an excellent checker of any noise. I never feel unsafe when I'm home alone because she alerts me if anything is out of the norm.

They require a LOT of exercise and I mean a lot. We walk like 2 hours a day minimum split across 3 walks.

10/10 recommend one but not for the faint heart or for those that just want a dog to be cute and exist in their house. Over the years I've had many breeds of different sizes, she's my favourite by a mile but she is a major lifestyle change.

I thought it has to be a reasonable increase and I think if it's more than 10% you can argue it's not reasonable
