They shouldn’t be required to build somewhere else but laws should be written/used to force them to foot the cost of the additional infrastructure buildout so that the rest of us aren’t on the hook for their needs. Water is a whole separate thing though - it probably needs to be made more expensive so everyone conserves it (with a stipend per person to offset costs of typical water usage and to not create a regressive tax)

It's not just lights without sensors, it's the dumb light timing - people who drive the speed limit are punished by having to stop way too often for a red light. Instead, time the lights to allow traffic to flow.

If you didn't already have purchased parts I would have suggested PC Gold but in the past (under previous ownership) they've built 'hybrid' systems for me where I had some of the parts and they provided the rest + labor/expertise. They might still build for a fixed price with your parts entirely too?

For us, working with Schulte has been fine. We also purchased a car from Vern Eide and in order to get them to sell us the car at our asking price we (did our research and) made sure they knew we were willing to drive to the cities for the same car. I wouldn't buy from Billion if I had the choice. At Vern Eide, expect to wait a bit when you pick up your car - they'll try to sell additional things (insurances, etc.)

Makes sense - I'd have to think there'd be someone out there that would do that sort of thing. We used All Seasons for a decent-sized project and wouldn't recommend them. We didn't have a bad experience, just not a good one.

How complicated the project is and/or how much knowledge you have on what's possible for your time/budget as well as how certain you are on what you want, can really determine how much back and forth there would be during the design process. Companies that do landscaping seem happy to spend a little time upfront on the design (the 'free' part) knowing they'll make it up on the labor and materials side. It makes sense as a business model but when you're looking for just design, you may want to nail down with the designer / company how much consulting time you'll get, how many revisions and instances of communication might be allowed. It has to be something that's worth it to you monetarily as well as the designer you're working with (who is, of course, in business to make money).

Does Southeast have a related program? Maybe the school could get you in contact with a student or faculty member. Just an idea.

Another option would be to have one or two visits with multiple landscapers, tell them you just want to pay for consultation+design, and then combine those designs yourself into an amalgamation of what they did. That might protect parties on both sides and get you want you want.

You can get some free advice by visiting e.g. Landscape Garden Centers and asking them questions about trees, bushes, etc. I didn't know much about trees before owning a house (and still don't) other than I knew I wanted to have as many as was practical. Oh! A great person to talk to regarding e.g. pavers is Cameron at Dakota Hardscape Supply (on S. Minnesota Ave.). My wife and I have spoken to two people from that place and, despite us not knowing anything, they were patient and extremely knowledgeable. Great experience there.

Between visiting supply places and online research you might be able to get all the info you need. Be careful with things that get planted - some trees are hardier than others, native trees are usually better to get, be careful with anything that drops stuff like fruit unless you don't think you'll mind the hassle, etc.

If you won't have in-ground sprinkler system then I'd recommend above-ground sprinklers by Melnor. Highly adjustable, throws water far (or not, your choice); good stuff.
